About The Position

The Corporate Development Manager is a core member of a lean, execution-focused team responsible for evaluating and executing M&A, strategic investments, and development initiatives. This position is responsible for supporting the Casino Development Team by providing financial modeling for re-developments and expansions of existing properties, future greenfield developments and M&A opportunities. This position will be responsible for assisting with project evaluation, underwriting and research activities. This person will regularly engage with Hard Rock senior management (Chief of Staff, CFO, COO, etc.) and needs exceptional soft-skills on top of a strong technical foundation.

Requirements

  • A bachelor's degree from a four-year college/university in an analytical and/or business-oriented major (Finance, Business or Accounting) is required.
  • At least two (2) years of work experience in a high-paced environment focusing on qualitative and quantitative analysis.
  • Very strong financial modeling/valuation and analytical skills, including DCF, LBO, trading comparables, precedent transactions, three-statement models and combined pro forma models
  • Knowledge of corporate finance and accounting
  • Experience analyzing company financials
  • Ability to confidently and comfortably interact with a broad spectrum of parties, senior management, operational, legal and technical areas of the company, and external parties including partners, financial institutions, legal counsel and others in a professional and mature manner
  • Deeply analytical and thoughtful in analyzing a company’s financials and growth prospects.
  • Exceptional Excel/modeling/forecasting skills are essential, as is advance knowledge of Word, PowerPoint and Outlook.
  • Must have strong understanding of accounting, valuation, and financial statements
  • Must be a VERY organized, detail-oriented team player and be able to work in a fast-paced, entrepreneurial environment
  • Self-motivation and strong work ethic are vital.
  • Must maintain robust multitasking abilities, service-oriented personality, be stress resistant, and possess an intellectual curiosity with an investigative mind
  • Understanding of worldwide gaming markets, performance and regulations.
  • Multiple language abilities a plus; fluency in English required.

  • Ability to effectively pitch and present information in one-on-one and group situations to media, customers, clients, partners and other employees of the organization.

Nice To Haves

  • Previous experience in gaming, private equity, investment banking, M&A, strategy consulting firm, corporate finance or corporate development industries is preferred.

Responsibilities

  • Build and maintain complex three-statement financial models to perform analyses under different operating scenarios using input from management and public sources and conduct in-depth fundamental, financial and operational due diligence and analysis on new business development opportunities, investments and acquisitions
  • Perform valuation and financial analyses, including DCF, trading comparables, precedent transactions, pro-forma projections and LBO analyses to provide executives the information needed to evaluate a potential development projects, M&A Opportunities, and other corporate development and investment opportunities
  • Participate in day-to-day deal execution, interacting with senior deal team members, management team, bankers and consultants, JV partners, legal counsel, transaction counterparties and other advisors
  • Support due diligence activities including preparing virtual data rooms, tracking and coordinating the information flow across functional areas of the company, and reviewing and analyze information including the use of 3rd party tools to provide additional data analytics
  • Conduct due diligence, financial and operating statements review, and perform market research on potential development locations. Identify competitive properties, analyze zip codes, drive times, visitation frequencies, market propensities, fair share, and other market performance metrics to determine the potential for the subject development / re-development / expansion
  • Prepare descriptive memorandums, management presentations, board presentations, and other materials and collaborate with senior management on presentation materials for prospective investment opportunities, lenders, capital providers, and JV partners
  • Analyze the performance results of market trends, competition and industry news, including pending legislation.
  • Liaise with other teams, including among the Operations, Finance and Legal divisions regarding the development pipeline and deal terms to surface any potential issues impacting our tax structure or debt covenants during the development process.
  • Coordinate with the Project Design & Construction team on development building program and capital structure assumptions.
  • Work with CFO and Deputy Treasurer on company-wide cash needs analysis including maintenance and expansion capex at existing properties, planned future greenfield developments and M&A opportunities
  • Participate in new business development execution including legal documentation, transaction structuring and capital markets events
