About The Position

Performs duties as needed to help facilitate daily work flow within his/her trade group, including monitoring the work order database and entering work orders. Has primary responsibility for the Planned (PM) and Corrective Maintenance of the SSH Physical Plant building's interior and exterior services. Applies paint, varnish, stain, wall cover and other finishes to decorate and protect interior and exterior surfaces, equipment and furniture of hospital facilities. Preps surfaces and applies coats of paint, stains and other surface coatings to decorate and protect interior and exterior surfaces, trimmings and fixtures, using paint brushes, rollers, scrapers and heat sources. Provides support as needed for production, procurement and/or installation of signage.

Requirements

  • Must possess a general knowledge of physical plant - maintenance tasks and duties, including light carpentry and general mechanical repairs.
  • Must demonstrate advanced levels of applied technique and workmanship.
  • Must interact and perform work in a professional manner.
  • Demonstrates effective communication skills with internal and external customers, and coordinates Engineering Department projects.

  • Exercises good judgment in keeping the Physical Plant Supervisor and Manager, Engineering Services informed of any deviations from proper operating conditions.
  • All work is documented in Automated Engineering Service Work Request Database.
  • All Work Order Requests are properly filled out to include all over-time and call-in activity, all roper Cost Centers/Department and Project Numbers, Action Taken and processed in a timely manner.
  • Makes repairs to Physical Plant buildings and grounds.
  • Working from Work Order Requests, completes all daily corrective maintenance assignments, documents all work in automated Engineering Services Work Request Database and as applicable, on time cards, as it relates to cost centers and updates supplies/materials requests forms.
  • Working as a Physical Plant "Team", refurbishes 90% of all rooms identified for the Perfect Rooms Program per year.
  • Works cooperatively and productively with other Hospital maintenance shops on multifaceted or major jobs.
  • Plans and stages work to be done and performs painting responsibilities around other shops' work schedule.
  • Performs refinishing duties on woodwork, metal, doors, windows and other surfaces.
  • Paints unpainted and previously painted walls, ceilings, woodwork, furniture and fixtures according to instructions and assigned work orders.
  • Assists in coordinating all painting activity with other departments and work site occupancy.
  • May be needed to assist in maintain the safety and security of SSH&EC facilities during: "CODE RED", "CODE BROWN", "CODE BLUE" and other emergencies. Response to codes is prompt and appropriate.
  • Develops material lists for job orders and purchase requisitions and processes them through proper department procedures.
  • Has the ability to maintain the above equipment and to accept the maintenance responsibilities of the assigned work requests.
  • Performs duties of the department within his/her capabilities as assigned by the Supervisor and the Manager, Engineering Services.
  • Assists with loading, unloading and proper storage of supplies.
  • Operates sign making equipment to produce lettering for existing signage system maintenance and new signs, applying sign lettering to backers and installs sign systems as per SSH&EC sign standards and renovation needs.
  • All signage, paint/covering selections are made and performed in accordance with Facilities Management, Project Groups and Interior Design Committee standards and protocol.
  • Assists in coordinating all signage activity with other departments and work site locations.
  • Is usually available for O.T. support during normal extended work situations, project deadline needs and emergency conditions such as weather emergencies.
  • Paints unpainted and previously painted walls, ceilings, woodwork, furniture and fixtures according to instructions and assigned work orders.
  • Assembles and rigs all ladders and platforms as required.
  • Maintains desired texture and consistency of paint by thinning when necessary.
  • Applies primer or sealing coat first, as needed before painting.
  • Uses hand brush, roller or spray gun to apply paint on a variety of different surfaces.
  • Applies final finish coat follows prescribed drying period.
  • Performs refinishing duties on woodwork, metal, doors, windows and other surfaces.
  • Applies appropriate stain to seal surface and proper finish to obtain brightness and insure durability.
  • As directed, applies wall covering such as wallpaper or vinyls, preparing surfaces to be covered using proper methods and techniques.
  • Readily accepts changes in assignments and completes by deadline.
  • Remains clear of other department's areas except in the performance of specified duties.
  • Displays the ability to follow written and verbal instructions and is productively engaged throughout the work day.
  • Accepts responsibility for ensuring a safe work site as it relates to his/her work and its impact to surrounding areas. This includes use of powered fastners, saws, working overhead, use of proper safety equipment, securing of tools in patient areas, etc.
  • Demonstrates knowledge in and observes/uses safety precautions and safe working practices even if this requires wearing a hard hat respirators, safety glasses, cap, gown, proper footwear, chemical goggles, splash shield or other safety apparel, and utilizes SSH&EC and department lock out - tag out procedures.
  • Demonstrates the ability to maintain assigned equipment and to accept the maintenance responsibilities of the assigned work requests.
  • Operational duties are performed using proper tools and equipment, and records of the necessary data are made on proper forms/work orders and, as applicable, in log books.
  • Exercises good judgment in keeping the Supervisor and Manager, Engineering Services informed of any deviations from proper operating conditions.
  • Displays the ability to follow written and verbal instructions and is productively engaged throughout the work day.
  • From own knowledge of field methods, uses proper techniques and materials as required to accomplish work, complies with standards applicable to the work.
  • Possesses and demonstrates knowledge, understanding and ability to work independently in determining proper techniques used in prepping and sealing surfaces, selecting stains and paints, selecting colors that are compatible with SSH&EC standards.
  • Demonstrates the ability to work within set standards when painting signs, furniture and fixtures.
  • Determines methods and procedures on new assignments and may provide guidance and leadership to "helper" nonexempt personnel, co-workers and other department personnel as well as contractors and suppliers.
  • Must be able to keep productively engaged at all times and work with a minimal amount of supervision.
  • Assists in limited snow removal and sanding/salting of hospital grounds to maintain a safe environment and assist outside contracted services in removal of snow.

Responsibilities

  • Performs Physical Plant preventative maintenance (PM).
  • Performs all responsibilities/duties required by the unit.

  • Must be eligible for overtime status. Is able to work reasonable extended hours to accomplish priority repairs and to fill-in for disaster, vacation or illness coverage.
  • Makes decisions on equipment and material needs to successfully complete a job. Responsible for following standard safety requirements, taking adequate precautions to protect adjacent hospital equipment, furniture and other items and maintain work area in clean and safe condition.
  • Performs duties of the department within his/her capabilities as assigned by the Physical Plant Supervisor and the Manager, Engineering Services.
  • Accepts responsibility for the safety of department employees.
  • Working from Work Order Request forms, verbal instructions or detailed specifications, diagrams, sketches or plans, coordinates activities with other hospital trade sections to expedite work, reads blueprints and specifications.
  • In collaboration with Engineering Department Leaders, develops communication plans to inform Hospital colleagues about Engineering Department projects and ongoing project updates.
  • In collaboration with Engineering Department Leaders, Hospital Leaders and colleagues, plans and executes projects and work orders.
  • In collaboration with Engineering Department Leaders, interacts with vendors to solicit quotes and generate related purchase requisitions.
  • Identifies equipment and materials required for projects. Maintains inventory levels for trade-specific materials and equipment.
  • Identifies larger-scale facilities equipment capital needs to support expansion projects and renovations. Makes recommendations for replacement of aged and/or failing equipment.
  • Identifies and communicates to Engineering Department Leaders opportunities to improve operational efficiency and safety.
  • Participates in continued learning and possess a willingness and ability to learn and utilize new technology and procedures that continue to develop in their role and throughout the organization.
  • Embraces technological advances that allow us to communicate information effectively and efficiently based on role.
  • Makes additions and alterations to Physical Plant buildings and grounds typically during installation of new equipment, relocation of departments/offices, minor renovations and projects.
  • Makes alterations to Physical Plant buildings and grounds.
  • Maintains and rotates stock to ensure adequate supply and product quality.
  • Orders appropriately and in a timely manner, calculates quantity of material needed and develops materials lists for painting projects (Per room, building of the month, etc.) to include materials, supplies and tools.
  • Assists with the loading, unloading and proper storage of supplies typically paint trade related.
  • Assists in limited snow removal and sanding operations.
