About The Position

The Control Operator operates and monitors the Utility Management Control System (UMCS) and related pneumatic controls, including components within DDC control panels and associated devices installed on equipment or integrated systems. The position also monitors facility systems, processes maintenance requests, coordinates work orders, and responds to abnormal or emergency conditions.

Requirements

  • High school diploma or equivalent required
  • Ability to monitor equipment and system information and identify abnormal operating conditions.
  • Excellent oral and written communication skills.
  • Working knowledge of Microsoft Word, Excel, PowerPoint, and Outlook.
  • Ability to follow established operating and emergency procedures.
  • Must be able to pass required background screening and obtain and maintain applicable access or clearance requirements after hire.

Nice To Haves

  • technical or trade school training in a related field preferred
  • Knowledge of facility control systems and general building operations preferred.
  • Experience with Computerized Maintenance Management System (CMMS) software highly desired.

Responsibilities

  • Operate and monitor the Utility Management Control System (UMCS) and related control systems.
  • Serve as the initial point of contact for building occupants reporting maintenance requirements.
  • Enter maintenance requests into the facility’s Computerized Maintenance Management System (CMMS).
  • Assign urgent and emergency work to the appropriate trade personnel and distribute routine work orders to supervisors or trade leads.
  • Assist maintenance technicians with monitoring and analyzing HVAC operations, including heating, cooling, and airflow.
  • Monitor centrally controlled alarm systems for power availability, temperature controls, pressure requirements, and other facility conditions.
  • Identify and report abnormal building system conditions to the appropriate supervisor or trade lead.
  • Take appropriate action when abnormal or alarm conditions occur in accordance with established procedures.
  • Update work orders in the CMMS and close work orders upon completion.
  • Follow applicable regulations, operating instructions, plans, procedures, recall rosters, and emergency notification requirements.
  • Communicate effectively with maintenance personnel, supervisors, and building occupants.
  • Perform other duties as assigned.
