About The Position

TMG’s Project Manager I is responsible for the cradle-to-grave aspects of construction projects for their life-cycle, typically managing commercial and/or institutional construction projects valued at $2 million or less. This role requires an understanding of process management and the ability to adapt to various delivery methods, including indefinite delivery indefinite quantity (IDIQ), Lump-Sum Contracting, and fast-track contracts. The Project Manager I primarily manages projects through subcontractors but also has the capability to manage self-performed construction activities.

Requirements

  • B.S. degree in engineering or construction management with a minimum of 4-7 years of experience with a commercial and/or industrial general contractor OR 10+ years of directly related experience with no degree.
  • Demonstrated experience in estimating and managing subcontracted work and self-performed work activities.
  • A working knowledge of construction means and methods associated with the construction and/or renovation of commercial and institutional buildings and site work related thereto.
  • Proficient with spreadsheets, email, and other software used in the construction industry.
  • Must be able to lift and handle 50-pound objects.
  • Must be fully mobile and capable of walking job sites, climbing ladders and stairs multiple times daily to inspect work, direct subcontractors and TMG’s own field forces, and assure safety and quality control.
  • Must have a clean driving record.

Nice To Haves

  • A minimum of 1 - 3 years of experience in government contracting is preferred.
  • Current safety credentials to include OSHA 30, First Aid, and CPR.
  • Current CQC certification issued by USACE / NAVFAC.
  • Professional credentials – Associate Constructor (AC), Certified Professional Constructor (CPC) or PE in good standings.

Responsibilities

  • Manages the construction workflow process from project origination to closeout, including estimating, negotiation, contracting, buyout, construction administration, financial management, and closeout.
  • Meets with Owners, Design Professionals, and other stakeholders to determine project requirements, manage client satisfaction, and respond to concerns.
  • Acquires and manages all building permits and other regulatory prerequisites.
  • Visits project work sites to ensure safety, quality, cleanliness, and to manage the contracted scope of work.
  • Prepares, negotiates, and manages cost estimates and proposals related to change management and the overall project.
  • Creates and develops critical path project schedules using Primavera P6 or MS Project.
  • Drives project performance by updating schedules, identifying impacts to the critical path, and justifying time extensions.
  • In cooperation with the Project Superintendent, manages the development and communication of look-ahead schedules.
  • Implements strategies to subcontract or self-perform project aspects to meet objectives of price, schedule, and quality.
  • Negotiates contracts, subcontracts, and purchase orders.
  • Proactively identifies potential issues and facilitates solutions.
  • Conducts and documents project progress meetings.
  • Determines and implements appropriate project controls (e.g., submittal logs, change order logs).
  • Manages project costs to ensure budgets are maintained.
  • Documents and manages changes in the work.
  • Creates and follows up on monthly requisitions to the Owner and manages vendor payments.
  • Ensures project compliance with all contract terms and legal requirements.
  • Administers client-specific programs (e.g., CQC, Safety, Environmental Stewardship).
  • Provides timely and cordial interaction with supporting work groups (e.g., Accounting, HR, ICS).
  • Documents substantial completion and manages the project closeout process.
  • Participates in industry networking functions.
  • Seeks out and regularly participates in learning opportunities and professional development.
