About The Position

The Emerald Cloud Lab (ECL) is undergoing a significant renovation of its 100,000+ sq. ft. facility in Austin, Texas, to enhance its capacity. This role is crucial for leading this expansion project from its initial planning stages through to its successful completion. The Construction Project Manager will act as the central liaison between ECL and the general contractor, as well as all other construction-related vendors. The primary objective is to ensure the project adheres to its timeline, stays within budget, and meets all required quality and safety standards.

Requirements

  • Bachelor's degree in Construction Management, Civil Engineering, Architecture, or a related field.
  • 10+ years of progressive construction project management experience.
  • 3-5 years of experience in a senior management role, preferably overseeing renovations or ground-up projects for lab, life sciences, or other technical/industrial facilities.
  • Deep knowledge of construction methods, budgeting, scheduling, and project management software.
  • Strong leadership, negotiation, and vendor management skills.

Nice To Haves

  • Professional credentials such as PMP (Project Management Professional) or CCM (Certified Construction Manager) are preferred.
  • Experience with construction projects at GMP-regulated facilities is a plus.

Responsibilities

  • Serve as the primary point of contact for the general contractor, architects/engineers, and vendors for the Austin facility expansion, managing the project from planning through closeout.
  • Develop and maintain the master construction schedule and budget, tracking progress against milestones and proactively identifying risks, delays, or cost overruns.
  • Manage the day-to-day performance of the general contractor and specialty vendors, including bid review, contract administration, change order review, and invoice approval.
  • Collaborate with architectural and MEP (mechanical, electrical, plumbing) and civil engineering teams to ensure design intent is realized during construction.
  • Coordinate the procurement, delivery, and installation of key facility fit-out components (e.g., utility manifolds, workcell infrastructure, sample storage, and waste handling systems) in conjunction with ECL's facilities and Laboratory Development teams.
  • Ensure the project complies with all applicable local building codes, permitting requirements, and inspections, coordinating with local authorities as necessary.
  • Conduct regular site visits to oversee work quality and jobsite safety, ensuring the general contractor upholds a safe working environment.
  • Support facility commissioning and site-readiness activities to facilitate a seamless transition from construction to operations.
  • Provide regular progress reports to ECL leadership regarding schedule, budget, risks, and critical decisions.
