About The Position

Lessen is a tech-enabled, end-to-end property service provider transforming how commercial and residential real estate services are delivered and managed at scale. The Construction Project Manager is responsible for managing and monitoring day-to-day operations for Major Construction projects across the US in a specific market sector. This includes oversight of design, staffing, compliance, scheduling, construction resources, and contractual commitments. The role is responsible for driving high-quality operational output and performance, and for developing and maintaining strong, effective, and sustainable relationships with customers.

  • Role Specific Skills: Ability to dissect full projects into construction trade bundles and build project schedules.

  • Four-year Construction Science/Engineering degree or equivalent combination of education and experience in engineering, project management or construction management.
  • 5 + years of project management experience preferably in commercial retail branches of banks or retail stores.
  • Experience and knowledge of Commercial Construction estimating, means and methods, accounting, project administration, LEED certifications, and a thorough understanding of industry practices.

Responsibilities

  • Monitor and provide direction in areas including client maintenance, procedural and process issues, financial issues and reporting, subcontractor performance, manpower issues and analysis, constructability and technical issues, legal and liability issues, risk analysis and mitigation, and special issues.
  • Monitor and report on project schedule, safety, administration, and profitability.
  • Monitor and report on material and equipment procurement and quality of work.
  • Monitor and report on communication and relationships with Owner, Subcontractors, and Architecture and Engineering companies.
  • Prepare project administration documents for approval, including General Conditions and project approach of each project estimate, project schedule, project budget, subcontracts and purchase orders, contractual notices, Change Order Requests, American Institute of Architect (AIA) Owner Change Orders, and Subcontractor AIA Change Orders and associated budget revisions.
  • Visit job sites and attend Subcontractor progress meetings as required to maintain working knowledge of project status and issues.
  • Coordinate project mobilization, demobilization, and equipment needs with Finance Administrators.
  • Develop and maintain key customer relationships, traveling as needed to meet with key stakeholders in markets to devise solutions and collaborate on improvements.
  • Prevent and/or resolve issues and customer concerns with a high sense of urgency, escalating on a timely basis when necessary.
  • Prepare and participate in communications and monthly updates with key clients, including presenting at client meetings and sharing appropriate reports.
  • Ensure confidentiality of internal and external data.
  • Foster a positive team environment.
  • Perform ad-hoc projects and other duties as assigned.

  • Be familiar with and comply with company rules and policies.
