About The Position

Envita seeks a hands-on Construction Project Manager who can manage projects from scope development and estimating through construction and final closeout. This is a working project manager, not a senior construction executive or a purely administrative coordinator. The right person manages schedule, budget and subcontractors while personally tracking the intricate details that distinguish luxury residences, acreage properties and special projects. Working closely with Envita’s internal licensed contractor, this person coordinates drawings, specifications, selections, purchasing, site details, trades and stakeholder decisions. The licensed contractor owns technical construction scope, field execution and finished-product quality; the Project Manager owns the day-to-day plan, detail registers, operational controls, communication and verified follow-through.

Requirements

  • Approximately 4-7+ years of proven hands-on construction project management or substantial assistant project manager experience with genuine end-to-end responsibility.
  • Evidence of personally managing schedules, budgets, subcontractors, purchasing, decisions and project closeout, not just maintaining paperwork.
  • Strong understanding of estimates, bid comparisons, drawings, specifications, procurement, change management and construction sequencing.
  • Experience coordinating multiple specialty trades, architects, designers, landscape professionals and vendors.
  • Ability to interpret plans and selection schedules, check quantities and maintain detailed room-by-room and site-area tracking.
  • Excellent written and verbal communication with subcontractors, owners, executives and internal stakeholders; persistent follow-up.
  • Demonstrated attention to detail, practical judgment, ownership and ability to verify completion personally.
  • Ability to stay highly organized while switching between small finish details and overall project priorities.

  • Luxury custom residential, estate/acreage, landscape, hardscape and specialty finish experience.
  • Decorative lighting, electrical fixture coordination, millwork, exterior site improvements and landscape/irrigation exposure.

Responsibilities

  • Manage meaningful projects end-to-end with direct access to decision makers and close partnership with an internal licensed contractor.
  • Own the large milestones and small details: lighting layouts, fixture counts, landscape quantities, tree species and placement, finish selections and site features.
  • Work directly with subcontractors, designers, vendors and stakeholders rather than delegating all coordination.
  • Bring precision and accountability to luxury residential, acreage and other special projects.
  • See the visible impact of careful planning, practical problem solving and exceptional follow-through.
  • Deliver assigned projects on schedule and within approved budgets while translating designs and owner expectations into accurate, complete, coordinated execution down to individual fixtures, trees, finishes and punch-list items.
  • Establish a working project control system for assigned active projects.
  • Maintain scope, approved plans, milestones, budget, responsible parties, decisions, risks and next actions for every project.
  • Provide concise weekly updates and immediate exception-based communications when decisions or risks arise.
  • Maintain ownership of every open commitment through documented resolution.
  • Build an integrated construction schedule and room-by-room/site-zone detail register before critical work begins.
  • Track specifications, finishes, fixtures, lighting and electrical locations, dimensions, quantities, owner selections, landscape and hardscape requirements.
  • Identify conflicts and missing decisions between drawings, schedules, field conditions, budgets and procurement timelines.
  • Confirm milestones, trade sequencing, dependencies and approval points and update them as work progresses.
  • Coordinate takeoffs and purchasing with the licensed contractor and appropriate design specialists; validate quantities against approved plans and actual conditions rather than relying on guesses.
  • Confirm fixture counts and spacing, lighting coverage, plant and tree counts, species, mature size, placement, irrigation zones and other site requirements against approved designs and applicable standards.
  • Track submittments, samples, finish selections, procurement deadlines, delivery dates and long-lead materials.
  • Document discrepancies, options, cost and schedule impacts and obtain the appropriate approval before ordering or changing scope.
  • Own the operational follow-through that keeps all trades, vendors and designers aligned with the approved plan while partnering with the licensed contractor on technical and field matters.
  • Obtain and compare subcontractor proposals; identify scope gaps, exclusions and lead-time risks.
  • Maintain a current schedule, confirm trade handoffs, check commitments regularly and initiate recovery when dates slip.
  • Maintain budget, committed costs, forecast, changes and approval visibility; escalate material issues with practical options.
  • Keep executives, ownership, the licensed contractor, designers, subcontractors, vendors and other stakeholders informed before they have to request an update.
  • Document meeting outcomes, selections, questions, commitments, owners, approvals and due dates.
  • Follow up frequently with subcontractors and decision makers and flag unanswered questions before they delay the work.
  • Explain construction details clearly, including scope, cost, design intent, tradeoffs, schedules and decisions needed.
  • Create and maintain practical action, RFI, selection, material, change-order, inspection and punch-list logs so details never disappear between teams.
  • Walk projects regularly with the licensed contractor; compare drawings and selections with installed work, including finishes, lighting, landscape and site details.
  • Record deficiencies and missing items with responsible owner, agreed correction and due date; verify completion in person or with suitable evidence.
  • Support bids, proposals and outside work as assigned.
  • Collect technical scope, estimates, trade inputs, exclusions, schedule assumptions and project details with the licensed contractor.
  • Maintain clear records of proposal status, client questions, next actions and commitments.
  • Communicate scope and options professionally and support decisions and handoff into execution.
  • Drive final inspections, documented punch-list verification, warranties, manuals, as-builts, permits and financial closeout as applicable.
  • Confirm that required work and specific owner selections are complete and accepted, including exterior and landscape details.
  • Hand over organized project records, outstanding maintenance items and contacts to the owner or operating team.
  • Capture lessons learned and improve checklists, scope templates and coordination practices for subsequent projects.
  • Full-cycle project management: scope, estimates, sequencing, schedule, cost, decisions and closeout.
  • Detailed plans and registers for rooms, finishes, fixtures, lighting, acreage/site and landscaping.
  • Hands-on coordination with the internal licensed contractor, architects, designers, engineers, trades and vendors.
  • Budgets, bid comparisons, purchase orders, commitments, forecasts and change tracking.
  • Material selection, quantity checks, purchasing and long-lead item coordination.
  • RFIs, submittals, design decisions, approvals, action items and punch lists.
  • Frequent subcontractor and stakeholder communication, status reporting and escalation.
  • Site walks, detail verification, deficiency resolution and complete closeout.
  • Support for estimating, bid/proposal assembly and outside-project follow-up as assigned.
  • Continuous improvement of practical checklists, project logs and repeatable workflows.

Benefits

  • Base salary: $100,000-$135,000, with a preferred hiring target of $105,000-$120,000 depending on directly relevant accomplishments.
