About The Position

The Construction Project Manager is the operational leader for the rebuild phase, responsible for managing projects from the initial approved estimate through final zero-defect closeout. Your mandate is to return the property to pre-loss condition while strictly adhering to the approved insurance scope. You will build line-item budgets, manage complex Gantt schedules, coordinate internal carpenters and external subcontractors, and serve as the primary communicator for the property owner. Success in this role requires ruthless adherence, timeline management, and a commitment to protecting Spartan's gross margins.

Requirements

  • 1-3 years of experience in construction management, restoration, or a closely related field.
  • Demonstrate proficiency in reading construction scopes, estimates, and basic architectural drawings.
  • Exhibit strong proficiency in using scheduling and project management software platforms.
  • Maintain a valid driver's license, a clean driving record, and the ability to trave daily to regional job sites.
  • Strong understanding of residential construction processes and trades.
  • Ability to accurately estimate timelines and sequence jobs efficiently.
  • Competent in job documentation, including photo documentation and note-taking.
  • Ability to interpret scopes, documentation requirements, and TPA guidelines.
  • Ability to manage customer expectations with consistency and empathy.
  • Skilled in conflict resolution and de-escalation.
  • Strong time management and ability to manage multiple projects simultaneously.
  • Ability to walk job sites, climb stairs, and navigate uneven surfaces.
  • Ability to stand, walk, or be onsite for extended periods.
  • Ability to tolerate working indoors and outdoors in varying weather conditions.
  • Must be able to drive to job sites regularly.
  • Full-time, hours may vary based on job site needs.

Responsibilities

  • Budget & Margin Control: Build and secure approval for line-item budgets before any work begins. Actively manage material take-offs and subcontractor bids to ensure all projects meet or exceed the minimum 40% Gross Profit target.
  • Schedule Management: Develop and enforce strict project timelines. Coordinate trades efficiently to maintain a Schedule Variance of less than 10%.
  • Scope Adherence & Upgrades: Ensure all work performed matches the approved insurance estimate. Any deviations or customer upgrades must be secured via a digitally signed Change Order and paid for upfront before installation.
  • System Compliance: Maintain flawless records in Albi, including daily logs, progress photos, schedule updates, and financial tracking.
  • Zero-Defect Closeout: Conduct final walkthroughs to ensure the Certificate of Completion is signed by the homeowner with zero outstanding punch-list items.
