About The Position

This role is heavily administrative and requires great executive function skills and 5-years experience working for a General Contractor. Our mission is to deliver On-Time and In-Budget, Every Time! Requirements

  • 5-years experience working for a General Contractor.
  • Must be proficient in reading and interpreting plans.
  • Must have experience of LA Building Codes and ADA Requirements.
  • Must have experience estimating and creating a schedule of values.
  • Perform take-offs per plan and onsite.
  • Must have extensive experience creating and updating an SOV for the duration of the project.
  • Qualify subcontractor’s proposals to ensure they are equal in scope and that they all have the same exclusions, manpower, and time of completion.
  • Experience value-engineering scope to reach client's budget.
  • Negotiate among suppliers, vendors, and subcontractors for best pricing.
  • Work with Risk Mgmt., to ensure all vendors are insured and active prior to awarding contracts and scheduling them.
  • Create and track Subcontractor Contracts with SOW, QTYs, SF/LF, Lead-Times, Schedule, and Costs.
  • Create Request-for-Proposals per plan provided, track, and follow up with to meet requested deadlines.
  • Create, Update, File, and Track construction documents accurately and in an organized manner among project leaders and all internal personnel.
  • Schedule and coordinate subcontractors per project schedule to ensure project is on schedule.
  • Create, File, Track, and Follow Up RFIs per company standards.
  • Create, File, Track, and Follow Up Submittals & Transmittals per company standards.
  • Create, File, and Track PCOs and COs per company systems.
  • Create, File, and Track PCOs and COs per company systems.
  • Research best pricing to ensure company profit margins are met, per company standards.
  • Track changes in plans by working adding to the uploaded latest set in Procore.
  • Document all correspondences by phone, text, and in person between project leaders, subcontractors, vendors, and internal personnel.
  • Track and document meeting minutes to air on the side of the company’s best interest.
  • Conduct Internal Budget Adjustments, to optimize fund allocation and commitment satisfaction.
  • Create, Order, and Track material orders per project as needed.
  • Allocate cost-codes to subcontractor's invoices and purchase orders for the company to perform Job-Costs to determine profit margins.
  • Receive shipments and take inventory accurately.
  • Perform site walks to verify company quality standards are met.
  • Perform site walks to ensure weekly Safety Meetings are being held and the sites are clean to company standards.
  • Submit and track status of permits as required.
  • Create close out manuals using all submittals, RFIs, and all required info from the client.

  • Blueprint Changes: Track changes in plans by working adding to the uploaded latest set in Procore.
  • Communication: Document all correspondences by phone, text, and in person between project leaders, subcontractors, vendors, and internal personnel.
  • OAC Meeting Mgmt.: Track and document meeting minutes to air on the side of the company’s best interest.
  • Budget Reconciliation: Conduct Internal Budget Adjustments, to optimize fund allocation and commitment satisfaction.
  • Purchase Orders: Create, Order, and Track material orders per project as needed.
  • Cost Coding: Allocate cost-codes to subcontractor's invoices and purchase orders for the company to perform Job-Costs to determine profit margins.
  • Inventory: Receive shipments and take inventory accurately.
