About The Position

The Construction Project Executive is a senior commercial building construction leader who will own Zero's delivery function and drive new business through existing relationships. This role is equal parts operator and rainmaker — you will run active projects and bring the client relationships that fuel our next ones. Zero works exclusively in commercial building construction — office, retail, mixed-use, healthcare, education, mission critical, and institutional. If your background is primarily residential or multifamily, this is not the right role. We need someone who has spent their career in commercial buildings, knows the owners and developers in this market, and can walk into a room and close. You must come with a book of business. That means real, active relationships with commercial owners, developers, GCs, and institutional clients who will take your call, trust your judgment, and follow you to a new platform. If you are starting from scratch on relationships, this role is not a fit.

Requirements

  • An existing book of business — active, warm relationships with commercial owners, developers, GCs, and institutional clients in the Southeast U.S. market who will follow you to Zero. This is non-negotiable.
  • 10+ years of career experience rooted in commercial building construction — office, retail, mixed-use, healthcare, education, mission critical, or institutional. Multifamily and residential backgrounds will not be considered.
  • Senior leadership experience at a commercial GC, CM at Risk, or owner's rep firm with a demonstrated record of winning and delivering work
  • Demonstrated experience managing multiple concurrent commercial projects at $10M+ in value
  • Proven ability to close new business — you have led pursuits, presented to owners, and won competitive work
  • Strong financial literacy — you have owned a P&L on commercial projects and understand how margin is made and lost
  • Direct experience managing and developing project management teams in commercial construction
  • Deep familiarity with commercial construction documentation, contract management, and change order processes
  • Proficiency with modern construction technology — Procore, Bluebeam, scheduling tools, and document control platforms
  • Excellent written and verbal communication; you can synthesize complex situations and present with confidence in any room
  • Bachelor's degree in Construction Management, Civil Engineering, Architecture, or a related field (or equivalent experience)

Nice To Haves

  • Deep sector relationships in healthcare, mission critical, higher education, or Class A office development
  • Experience in an owner's rep or advisory capacity — you understand the owner's perspective and can speak their language
  • Existing relationships with Atlanta-area commercial developers, REITs, health systems, or universities
  • Familiarity with AI-assisted project intelligence or construction technology platforms
  • Professional certifications: CCM, PMP, LEED AP, or similar

Responsibilities

  • Supervise multiple concurrent project teams across active Zero engagements
  • Own project P&L — budgets, forecasts, cost-to-complete, and margin accountability
  • Monitor schedule performance and intervene early when projects drift from milestones
  • Maintain quality standards across all deliverables produced under your oversight
  • Serve as the primary escalation point between field teams and executive leadership
  • Leverage your existing network of commercial owners, developers, GCs, and institutional clients to generate and close new business for Zero
  • Actively pursue new client relationships in commercial building sectors — office, retail, mixed-use, healthcare, education, and mission critical
  • Own the full BD cycle: identify opportunities, build trust, lead pursuits, and close engagements
  • Maintain and deepen relationships with existing Zero clients; identify and develop expansion opportunities within active accounts
  • Represent Zero at industry events, association meetings, and in the market — you are the face of the company to prospective clients
  • Communicate project status, risks, and decisions clearly and proactively to clients throughout delivery
  • Recruit, develop, and retain project managers, superintendents, and support staff
  • Set performance expectations and provide direct, consistent coaching and feedback
  • Allocate resources across projects — move the right people to the right jobs
  • Build a delivery culture grounded in accountability, transparency, and craftsmanship
  • Develop and manage relationships with subcontractors, specialty vendors, and trade partners
  • Evaluate and qualify new vendors to build Zero's preferred partner network
  • Negotiate terms, scopes, and pricing on major subcontractor agreements
  • Develop and enforce Zero's project delivery standards, workflows, and documentation practices
  • Use and champion Zero's project intelligence tools across all engagements
  • Identify process gaps and lead continuous improvement initiatives
  • Report construction performance metrics to senior leadership on a regular cadence
