About The Position

BluSky Restoration is seeking a Construction Project Director responsible for estimating, closing sales, and managing restoration projects. This role involves working closely with property owners and managers across various sectors (commercial, multifamily, senior living, healthcare, hospitality, and residential) that have experienced damage from man-made or natural disasters. The Project Director will develop cost estimates for restoration, renovation, environmental, and roofing services, acting as the central point of contact to ensure projects stay on track and within budget through completion. The position offers a base salary range of $70,000 to $100,000, with uncapped commission potential, leading to a potential total earnings of $70,000 to $200,000.

Requirements

5+ years of recent marketing/business development and sales experience in the restoration or construction industry with a proven track record of sales growth.
Extensive Construction estimating and/or large loss and catastrophe experience.
Must be able to attend Business Development networking functions 2-3 evenings a week.
Intermediate-level Microsoft Office skills.
Strong written and verbal communication skills required.
Strong knowledge of project management, financial processes, and administration required.
Strong business ethics, integrity, and the ability to perform in highly autonomous environments required.

Nice To Haves

Experience utilizing Xactimate and other estimating software preferred.
Experience with social media platforms such as LinkedIn preferred.
OSHA 10 or 30, CPR and First Aid certifications preferred.
Bachelor's degree or equivalent experience related to the role is preferred.

Responsibilities

Estimate, close the sale of, and manage restoration projects.
Develop cost estimates for restoration, renovation, environmental, and roofing services.
Act as the quarterback of the project, ensuring budgets and projects are on track through completion.
Meet or exceed monthly and yearly sales goals.
Negotiate and execute contracts on behalf of the company.
Sell all services that BluSky offers.
Convert opportunities into sales.
Track and measure sales and sales opportunities in the CRM and Tracking Sheets.
Oversee and expedite revenue production in accordance with monthly goals.
Work with all members of the project team to ensure timeliness of deposit, progress, and final billings.
Provide oversight and direction to the Project Manager in production of revenue.
Review and collaborate with Project Team on Project schedules.
Develop and take ownership of the project budget in compliance with vertical target margins.
Ensure the accuracy of the budget and modify it during the course of the project, if conditions warrant.
Seek to improve project profitability by judicious use of vendors, in-house labor, and material suppliers.
Supervise and monitor project costs to ensure margin integrity.
Have intentional conversations at the beginning of each project outlining the AR process and setting expectations with the customer for collections.
Review and understand specific programs for invoicing, payment terms, conditions, and process.
Perform weekly collection calls on all accounts.
Conduct weekly reviews for A/R Aging to proactively manage accounts, monitor lien rights, and follow through on assignments.
Maintain DSO (Days Sale Outstanding) at or below 75 days.
Work directly with clients & claims handling teams to close leads.
Maintain robust communication with clients to steer direction toward closing.
Document communication and curate all files in the BluSky CRM systems.
Schedule and attend two business development meetings a week with clients, adjusters, building consultants, etc.
Participate in various special events to market BluSky - luncheons, trade shows, award dinners, etc.
Entertain clients as necessary to drive business and close sales.
Partner with business development and Vice President in pursuit of all sales.
Accurately sketch affected areas and use Matterport technology.
Utilize Time and Material (T&M) / Xactimate knowledge to explain T&M bill files and justify Xactimate line items.
Estimate projects to fit all target margins per the service provided.
Maintain consistent weekly communication with all stakeholders (external and internal).
Set expectations upfront with the customer.
Hold teams accountable to provide updates.
Check in with the customer throughout the project.
Ensure email communication includes all stakeholders on the thread.
Coordinate with Mitigation teams to get work authorization signed for timely response.
Walk jobs with technician teams to define scope of work.
Share client feedback/changes in scope with Mitigation teams.
Review daily T&M sheets with the Mitigation operations team.
Work directly with the Mitigation operations team.
Conduct site visits at completion to confirm all work is completed per client expectations.
Conduct Project Kick Offs confirming scope of work and target budget/margin with Reconstruction teams.
Maintain constant communication with the Project Manager (PM) throughout the course of the project.
Work with the PM to get timely change orders submitted for approval.
Work with the PM to send weekly updates.
Communicate with the Business Development Manager (BD) about new opportunities to get them into Salesforce timely.
Keep the BD on all email communication with the mutual client.
Update the BD on all changes to the project timely.
Help the BD update the NTO list that you are both working.
Oversee completed work authorizations so the Project Accountant (PA) can get the job into Vista.
Work with the PA to send out invoices.
Work with the PA to upload change orders.
