About The Position

The Construction Origination Coach is a coaching-focused role dedicated to elevating the skill set, confidence, and performance of OTC-certified Loan Officers (LOs) and Loan Officer Assistants (LOAs). This position emphasizes training LOs on proper up-front loan structuring, documentation accuracy, and program requirements, with the goal of significantly improving submission quality before loans enter the OTC pipeline. The Coach serves as a subject matter expert and hands-on trainer, helping LOs understand how to structure construction loans correctly rather than completing the work on their behalf. After submission, the loan remains the responsibility of the LO; the Coach’s role is to equip the LO with the knowledge and tools to get the file right the first time.

Requirements

  • Minimum five years' experience with working knowledge of secondary market guidelines and construction lending preferred
  • Strong knowledge of construction lending and OTC programs.
  • Proven ability to coach, train, and develop others.
  • Exceptional attention to detail and ability to communicate complex requirements clearly.
  • Strong problem-solving skills and ability to help others improve their processes.
  • Experience with Loan Hub, DDA, and loan documentation review preferred.
  • Excellent verbal and written communication skills required.
  • Highly organized and detail-oriented; ability to work in a fast-paced, metrics-driven environment required.
  • Proficiency in Microsoft Office Suite, Word, Excel, Wiki, collaborative cloud-based programs, and third-party software applications required.

Responsibilities

  • Deliver ongoing training and individualized coaching to LOs and LOAs on OTC guidelines, file structure, and documentation best practices.
  • Partner with LOs during early loan discussions to teach proper structuring techniques and reinforce standard processes.
  • Identify recurring gaps in LO knowledge and proactively develop training plans to improve quality and reduce submission defects.
  • Promote a culture of continuous learning, accountability, and high-quality loan preparation.
  • Teach LOs how to evaluate and obtain complete Builder Acceptance packages.
  • Provide guidance on required builder credentials and how to identify incomplete or inaccurate submissions.
  • Support LOs by demonstrating how to properly structure new construction loans based on borrower needs and builder documentation.
  • Help LOs understand key risk indicators and best practices, empowering them to independently manage future files.
  • Review construction documentation with LOs—contracts, plans/specs, cost breakdowns, invoices, disbursement schedules—to teach them what “right” looks like.
  • Model best-practice file review techniques that LOs can apply to their own future submissions.
  • Guide LOs in setting up pre-qualification files accurately in Loan Hub.
  • Teach LOs how to align loan data with construction documents, review credit/income/assets, and run AUS correctly.
  • Support LOs in organizing documents in DDA using OTC standards and completing the Loan Submission Checklist with accuracy.
  • Partner with the OTC team to identify trends, process gaps, and LO training needs.
  • Contribute feedback to improve training materials, job aids, and overall submission quality across the organization.
