About The Position

A long-established residential framing contractor working for California's high-volume homebuilders is seeking a Construction Manager / General Superintendent. This role involves subdivision work, ground-up construction, and maintaining repeat builder relationships. The company offers a direct-hire position with real ownership attached to it. The Construction Manager / General Superintendent will own 10 to 12 active subdivisions across a territory spanning from Elk Grove south through the Central Valley into Stockton and Modesto, and west as far as San Ramon. This individual will be the primary point of contact for builders and the direct supervisor for framing crews, responsible for schedules, manpower, quality, and cost across all jobs in their territory. They will report directly to the company principal.

Requirements

  • A career built in framing. This is the non-negotiable. Not a general construction manager who framed early on, but somebody whose reputation was made in framing production
  • Track record running multiple production subdivisions at the same time, not one job at a time
  • Leadership and management experience with direct responsibility for crews and foremen, including hiring and performance
  • Ability to read framing plans, truss layouts, shear and hold-down schedules, and catch the problem before the crew builds it
  • Comfort covering a wide geography. This territory carries real windshield time and the work does not come to you
  • Valid California driver's license and a clean driving record
  • U.S. work authorization

Nice To Haves

  • Bilingual English and Spanish. The framing crews in the field are Spanish speaking. Direction, corrections, and safety conversations happen at the crew level every day, and the person in this seat is the one having them
  • Production homebuilder experience (tract and subdivision), rather than custom or commercial
  • Familiarity with builder scheduling platforms (BuildPro, Hyphen, Procore) and Bluebeam

Responsibilities

  • Production schedules across 10 to 12 concurrent subdivisions, keeping framing starts and completions aligned to each builder's release schedule
  • Daily management of framing crews and lead foremen in the field
  • Manpower planning and crew allocation, moving labor between sites as starts and weather move
  • Quality and code compliance. Walking decks, rough framing, shear, and hold-downs ahead of inspection so nothing gets red-tagged
  • Coordination with builder superintendents and construction managers on starts, delays, backcharges, and changes
  • Lumber and material packages, staged against the schedule and not against the yard's convenience
  • Safety. OSHA standards enforced on every site, every day
  • Labor cost and production tracking per plan and per unit, against budget
  • Hiring, developing, and holding accountable the foremen and lead framers under you
