About The Position

The Veteran Affairs is seeking a Construction Manager/Architect (CM-A) to provide construction management support for multiple non-recurring maintenance (NRM) projects at the Central Alabama Veterans Health Care System (CAVHCS). This role involves providing professional and technical consultative assistance during the design and construction phases, focusing on project management, project engineering, planning, scheduling, design reviews, code compliance, testing, record keeping, quality control, quality assurance, cost control, and general oversight of design and construction projects. The projects include renovations, system replacements, and deficiency corrections within active VA medical campus buildings.

Requirements

  • Must be a licensed professional.
  • Hold a Bachelor of Architecture from an accredited school of higher education.
  • Minimum of 6 years of experience in both design and construction.
  • Ability to quickly understand and master the requirements of local, state, and federal jurisdictions.
  • Knowledge of Construction Contract Documents, including Front End and Technical Specifications and Drawings.
  • Skillset and working knowledge of engineering services, building codes, budgeting, and scheduling.
  • Possess communication, language, and software skills with the ability to utilize a variety of computer programs.

Nice To Haves

  • Focus on medical facilities is a plus.
  • Licensed Professional Engineers are a plus.
  • Experience as a CMa managing VA projects.
  • Experience as a CMa managing Medical projects.

Responsibilities

  • Monitor project financial data and budgetary cost accounting, including administration of construction contract change orders and maintaining project fund spreadsheets.
  • Prepare and maintain project schedules, coordinate with contractors, and address schedule slippages.
  • Conduct progress meetings to review project status, discuss problems, and resolve issues.
  • Assist in issue resolution by keeping thorough records and documenting meetings.
  • Monitor testing and inspection services for quality control, including soils, concrete, steel, roofing, and installations.
  • Provide commissioning services for facility start-up, calibration, and certification of operating systems.
  • Maintain marked-up project plans and specifications for as-built drawings.
  • Perform routine inspections of construction, identify non-conforming work, and notify relevant parties for correction.
  • Compile lists of defects and omissions for contractor correction.
  • Assist in relocation efforts.
  • Review submittals and Requests for Information (RFIs).
  • Maintain daily logs of activity.
  • Coordinate owner-supplied equipment.
  • Manage Operational and Maintenance (O&M) data.
  • Oversee closeout submittals.
