About The Position

It begins with accurate estimates, thoughtful planning, strong relationships, and a team that knows how to identify opportunities before they become obstacles. Concord General Contracting is looking for a Construction Estimator to help turn concepts and construction documents into competitive, complete, and well-planned project budgets. In this role, you will work closely with owners, architects, subcontractors, suppliers, and our internal teams throughout the preconstruction process. And because Concord is employee-owned, you are not simply estimating projects—you are helping shape the long-term success of a company you have a stake in.

Requirements

  • Three to five years of commercial construction estimating or preconstruction experience preferred.
  • A bachelor’s degree in Construction Management, Engineering, Architecture, Business, or a related field is preferred; equivalent experience will also be considered.
  • Experience developing estimates throughout multiple stages of design.
  • Conceptual estimating experience is a plus.
  • Strong knowledge of commercial construction methods, materials, building systems, sequencing, and subcontractor scopes.
  • Ability to interpret drawings, specifications, addenda, and bid documents.
  • Proficiency with Bluebeam, On-Screen Takeoff, or similar estimating software.
  • Strong Microsoft Excel skills and working knowledge of Outlook and Word.
  • Excellent analytical, mathematical, organizational, and problem-solving skills.
  • The ability to manage multiple estimates and deadlines without sacrificing accuracy.
  • Strong communication skills and a collaborative, team-first mindset.

Responsibilities

  • Develop conceptual, schematic design, design development, and construction document estimates.
  • Review plans, specifications, addenda, and bid documents to identify scope requirements, risks, exclusions, and opportunities.
  • Perform quantity takeoffs and prepare detailed estimates, bid-day spreadsheets, and supporting documentation.
  • Solicit, review, and reconcile subcontractor and supplier proposals.
  • Lead and coordinate bid-day activities, including proposal tracking and scope review.
  • Participate in pre-bid meetings, project site visits, client presentations, and project interviews.
  • Support negotiated projects, milestone estimates, value analysis, and Guaranteed Maximum Price proposals.
  • Prepare detailed scopes of work for subcontract and purchase order agreements.
  • Evaluate project risk, profitability, market conditions, material pricing, labor availability, and subcontractor capacity.
  • Coordinate an organized and seamless project handoff to Accounting and Operations.
  • Participate in project reviews to compare estimated costs with actual performance and identify lessons learned.
  • Build lasting relationships with owners, architects, subcontractors, suppliers, and industry partners.
  • Help improve estimating procedures, systems, technology, and overall department efficiency.
