About The Position

This role focuses on reviewing project drawings and specifications before they go out to bid to identify and resolve potential issues early in the design process. The specialist supports the Design Manager and Owner's Authorized Representative, helping to define project scope and schedule. Key activities include value engineering, identifying inconsistencies and conflicts between design disciplines, and ensuring clear communication to minimize contractor questions and change orders during construction. The goal is to ensure projects are cost-effective and well-defined before the bidding phase.

Requirements

• 15 years of full-time paid experience with a bachelor's degree in architecture, where 10 of those years were spent as a Construction Administrator on a public or school construction project with full ownership of that work, and 5 were spent as a Designer. The projects need to be worth $8 million or more each, or $80 million or more added together.
• Or, with no degree: 15 years of full-time paid experience as a Project Superintendent or Project Manager on public, school, or large commercial construction, with full ownership of coordinating complex projects. The projects need to be worth more than $30 million each, or more than $400 million added together.
• Or, in place of the degree: at least 2 years of college coursework plus 5 more years of experience on top of what is asked for above.

Responsibilities

• Reviewing and helping define the project scope of work and schedule, including interim housing needs
• Value engineering suggestions at the start of design
• Providing written comments on design team drawings regarding inconsistencies, ambiguities, conflicts, errors, and omissions to reduce contractor questions and paid changes
• Ensuring agreement between architectural, structural, mechanical, and electrical design disciplines
• Conducting a full constructability review of documents before they go out to bid
• Collaborating with the Design Manager and Owner's Authorized Representative on all aspects of the review process
• Writing formal requests to the design team for drawing changes
• Reviewing submittals and change orders
