About The Position

PrimeSites is looking for a detail-oriented, motivated LIHTC Compliance Associate to join our team in Lincoln! This role is essential in keeping our affordable housing communities in full compliance with the Low-Income Housing Tax Credit (LIHTC) program and related regulations.

Requirements

Experience with LIHTC, HUD, or other affordable housing programs REQUIRED
High attention to detail with strong organizational and time management skills
Ability to work independently and as part of a team
Strong communication skills, both written and verbal

Nice To Haves

Previous property management experience strongly preferred
Bilingual (Spanish/English) is a plus
Familiarity with AppFolio property management software is a bonus
LIHTC-related certifications (HCCP, COS) preferred, or willingness to obtain

Responsibilities

Process and review move-in certifications, annual recertifications, and interim certifications in compliance with LIHTC regulations
Maintain accurate and audit-ready resident files while ensuring compliance with Section 42 and state agency requirements
Review income, asset, and student eligibility documentation for accuracy and completeness
Work directly with property managers and site staff to resolve compliance deficiencies and maintain deadlines
Prepare and submit required reporting to state housing agencies and syndicators
Assist with file audits, management reviews, physical inspections, and lease-up compliance
Monitor utility allowances, rent limits, and regulatory changes affecting affordable housing communities
Provide guidance and training to on-site staff regarding LIHTC compliance procedures and best practices
Ensure compliance tracking systems and databases are maintained accurately and timely
