The Community Association Manager (CAM) helps the company grow by assisting Condominium Boards in discharging their duties and responsibilities. The role involves proactively supporting and counseling Boards in complying with legal requirements and identifying industry "best practices," while ensuring the highest ethical standards in management. The CAM serves as the primary point of contact for Condo Board members and attends various meetings, including monthly Board meetings (typically held in the evening), Annual, Budget, and Special meetings. Key duties include preparing meeting agendas and board packages, managing budget and finance responsibilities such as budget preparation and overseeing expenditures, vendor management, and overseeing the development of bid specifications for contractors. The role also involves recommending professionals or contractors when needed, being available for on-call personnel for emergency maintenance, and conducting regular site visits. The CAM must be able to comprehend governing documents and the day-to-day administration of properties, and delegate tasks to office staff while partnering with them on important matters. First-hand experience with Community Associations is desired.
