About The Position

Dominium is a leading affordable housing development and management company dedicated to addressing the affordable housing crisis. We are seeking a motivated Community Manager to join our team at Anson Crossing, a 312-unit apartment community in Maxwell, TX. This role is responsible for managing the property to maximize occupancy, collections, physical appearance, resident retention, and compliance. The Community Manager will establish and maintain positive resident relations, ensure day-to-day operations run smoothly, and uphold professionalism within the community.

Requirements

  • Three years of multifamily property management experience required.
  • Proficient in MS Office Suite (Word, Excel, Outlook).
  • Strong verbal and written communication skills (English).
  • Ability to speak in front of groups of people.
  • Must be reliable and have exceptional time management and organizational skills.
  • Must be able to think independently, work with minimal supervision, and coach, mentor and manage others.

Nice To Haves

  • 2-year degree (4-year degree preferred) in a related field or equivalent combinations of education and experience.
  • Accredited Residential Manager (ARM), Certified Occupancy Specialist (COS), Resident Apartment Manager (RAM), or similar designation preferred.
  • Tax credit experience preferred.
  • Accounting and administrative background preferred.
  • Yardi experience preferred.
  • The ability to speak a second language is a plus.

Responsibilities

  • Manage daily operations, potentially fulfilling duties of open positions such as caretaking, housekeeping, groundskeeping, and light maintenance to ensure community cleanliness and curb appeal.
  • Act as a liaison between corporate staff and on-site management/maintenance personnel.
  • Meet with staff to discuss business, including occupancy goals, renewals, and projections.
  • Prepare and conduct employee orientation and training, and partner with Human Resources as needed.
  • Conduct performance reviews, make recommendations for salary increases/advancement, and hire/terminate employees in accordance with company policy and legal requirements.
  • Maintain employee records for attendance, PTO, and performance management.
  • Establish good communication and resident retention programs, and resolve resident issues fairly and promptly.
  • Follow company purchase order and purchasing procedures, oversee and adhere to accounting directives, and work within budget, reporting any potential variations immediately.
  • Collect rent and all monies due, implementing thorough collection procedures.
  • Manage eviction processes and ensure files are sent to collection agencies per policy.
  • Handle all details of move-ins and move-outs, including unit inspection checklists and maximizing chargebacks.
  • Process applicant files for screening according to designated housing programs in a timely and accurate manner.
  • Report accidents and emergency situations immediately, and address/correct audit findings within designated timeframes.
  • Maintain and document community records, files, and reports in the property management database.
  • Conduct monthly safety meetings with all staff.
  • Respond to internet leads, review weekly traffic reports, closing ratios, renewal opportunities, and guest card follow-up procedures.
  • Review and sign all lease agreements, partnering with corporate Marketing as needed.
  • Ensure maintenance requests are handled promptly and efficiently, inspecting the property regularly for improvements and taking necessary action within budget.
  • Ensure the property is presentable at all times by regularly walking the property, including vacant units, grounds, and common areas.
  • Review work order response times and follow up with residents for satisfaction.
  • Ensure office procedures are followed and completed in a timely manner, including accurate data entry for report submissions.
  • Check important audit issues daily, such as key boxes, staff appearance, and job postings.
  • Supervise outside contractors or vendors to ensure quality workmanship and adherence to contracts.
  • Enforce the Employee Handbook, Community Manager Expectations, Operations Policy and Procedure Manual, and other relevant manuals (e.g., Preventative Maintenance, Yardi).
  • Stay current and knowledgeable of federal, state, and local laws and regulations related to property management and resident needs.
  • Perform other duties as assigned by the Area/Regional Manager.
