Dominium is seeking talented individuals interested in future Community Manager opportunities in the greater Dallas, Texas area. This role involves managing properties to maximize occupancy, collections, physical appearance, resident retention, and compliance, while establishing and maintaining a pleasant atmosphere and professional rapport with residents. The Community Manager is responsible for the day-to-day operations of the property, potentially fulfilling duties of open positions to ensure cleanliness and curb appeal, and acting as a liaison between corporate staff and on-site personnel.

Requirements

  • Three years of multifamily property management experience required.
  • Proficient in MS Office Suite (Word, Excel, Outlook).
  • Strong verbal and written communication skills (English).
  • Ability to speak in front of groups of people.
  • Must be reliable.
  • Exceptional time management and organizational skills.
  • Ability to think independently.
  • Ability to work with minimal supervision.
  • Ability to coach, mentor, and manage others.

Nice To Haves

  • 2-year degree (4-year degree preferred) in a related field or equivalent combinations of education and experience.
  • Accredited Residential Manager (ARM), Certified Occupancy Specialist (COS), Resident Apartment Manager (RAM), or similar designation preferred.
  • Tax credit experience preferred.
  • Accounting and administrative background preferred.
  • Yardi experience preferred.
  • Ability to speak a second language is a plus.

Responsibilities

  • Maximize occupancy, collections, physical appearance, resident retention, and compliance.
  • Establish and maintain a pleasant atmosphere and relations with residents.
  • Maintain visibility, professionalism, and rapport.
  • Responsible for day-to-day operations of the property.
  • Maintain daily operations and may be expected to fulfill duties of any open position (caretaking, housekeeping, grounds keeping, light maintenance) to ensure physical curb appeal and cleanliness.
  • Act as a liaison between corporate staff and on-site management/maintenance.
  • Meet with staff to discuss business, including occupancy goals, renewals, and projections.
  • Prepare and conduct orientation and training with employees.
  • Prepare and conduct performance reviews and make recommendations for salary increases/advancement.
  • Hire and terminate employees in accordance with company policy, Federal and State laws, and under the direction of the Area/Regional Manager and Human Resources.
  • Maintain employee records for attendance, PTO, performance management, etc.
  • Work with residents to establish good communication and resident retention programs; resolve resident issues fairly and timely.
  • Follow Dominium purchase order and purchasing procedures.
  • Oversee and adhere to all appropriate company accounting directives.
  • Work within the established budget and notify the Area/Regional Manager of any possible variations immediately.
  • Collect rent and all monies due on the first of the month, maintaining thorough collection procedures.
  • Send files for evictions in a timely manner and ensure files go to collection agency per policy.
  • Handle all details of move-ins and move-outs, paying special attention to unit inspection checklists.
  • Review move-out charges to maximize chargebacks and compare to the move-out checklist.
  • Process applicant files for screening in accordance with property's designated housing programs (Section 8, Vouchers, Section 236, Section 42, Bonds, 4D, etc.) in a timely and accurate manner.
  • Report accidents and emergency situations immediately.
  • Address and correct all internal and external audit findings within designated time frames.
  • Maintain and/or document all community records, files, and reports in the property management database.
  • Conduct monthly safety meetings with all staff.
  • Respond to internet leads and review weekly traffic reports, closing ratios, renewal opportunities, and guest card follow-up procedures.
  • Review and sign all lease agreements.
  • Partner with corporate Marketing as needed.
  • Ensure all maintenance requests are handled promptly, efficiently, and in accordance with Dominium’s policies and procedures.
  • Continuously inspect the property for improvements, recording deficiencies and taking necessary action within approved budgetary allocations.
  • Ensure property is in a presentable condition at all times by walking the property, including vacant units, grounds, and interior common areas regularly.
  • Review work order response time and follow up with residents regarding satisfaction.
  • Ensure office procedures are followed and completed in a timely manner, including accurate data entry for report submissions.
  • Check important audit issues daily (key boxes, staff appearance, job postings, etc.).
  • Supervise all outside contractors or vendors working on the property to ensure quality workmanship and completion as outlined by contracts.
  • Enforce the Employee Handbook, Community Manager Expectations, Operations Policy and Procedure Manual, and all relevant manuals (Preventative Maintenance, Yardi, etc.), as well as procedures related to Compliance (Section 42, Section 8, etc.).
  • Stay current and knowledgeable of federal, state, and local laws and regulations related to property management and resident needs.
  • Perform other duties as assigned by Area/Regional Manager.
  • Supervise all site personnel; train and/or be responsible for work performed by staff members or contract vendors; establish schedules and assign necessary personnel needed to properly manage and maintain the community.
