About The Position

Berger Communities is seeking a Lease-Up Community Manager to help launch Apartments at 1021, our new Class A luxury apartments in Wilmington, DE, with leasing anticipated to begin in May 2027. Prior to the lease-up, you'll join our team and work from either our Kennett Square Apartments or Willowbrook Apartments to learn Berger's operations, culture, and resident-focused approach while helping prepare for a successful community launch. Requirements

• Prior to the lease-up, you'll join our team and work from either our Kennett Square Apartments or Willowbrook Apartments to learn Berger's operations, culture, and resident-focused approach while helping prepare for a successful community launch.

Responsibilities

• Manage the overall financial performance of the property
• Set and achieve leasing and occupancy goals
• Build and lead a high-performing onsite team
• Handle budgeting, expenses, and capital planning
• Oversee the full resident lifecycle—from move-ins to renewals
• Ensure rent collection and handle legal processes as needed
• Partner with the Service Manager to maintain curb appeal and home readiness
• Stay in the know about the local market and competing properties
