About The Position

Vicinia Property Management is seeking a Community Manager with HUD experience to oversee all operations of an apartment community. The primary goals are to increase net operating income, maintain the physical asset, provide a quality living environment for residents, and foster a positive working relationship with the community staff. This role functions as a floater, assigned to various communities as needed, and involves direct performance of duties with limited supervision. The Community Manager supervises one or more team members.

Requirements

  • High school diploma or equivalent required.
  • Valid driver's license required.
  • Reliable transportation with active auto insurance required.
  • Minimum of one year residential HUD property management experience including supervisory responsibilities required.
  • Excellent communication, organizational, and leadership skills necessary.

Nice To Haves

  • 2 or more years of residential HUD property management experience preferred.
  • Sales/multi-family leasing experience and/or hospitality industry and/or product sales preferred.
  • Marketing and budgeting experience preferred.
  • Computer literacy, including experience with computerized property management and/or accounting software desired.

Responsibilities

  • Provides information about apartments and the community to prospective residents and schedules visits.
  • Responsible for leasing apartments at established rental rates.
  • Prepares and assists with all leasing paperwork, including applications, lease agreements, and move-in packets.
  • Collects security deposits, rent, and other resident move-in funds, safeguarding all monies received.
  • Monitors marketing efforts and provides input on promotions and advertisements.
  • Maintains an ad book and demographics.
  • Completes follow-up thank you notes and callbacks with prospects within 24 hours.
  • Strives to meet or exceed resident satisfaction benchmarks.
  • Maintains accurate knowledge of community details, including rent, pricing, market comps, vacancies, and availability.
  • Inspects marketing paths and vacant apartments regularly to ensure they are ready for showing.
  • Ensures all vacant apartments are market-ready (painting, carpet cleaning, repairs) within 7 days of vacancy.
  • Trains, evaluates, and supervises all on-site employees under the direction of the Regional Property Manager.
  • Coaches and counsels on-site employees and conducts annual performance reviews.
  • Handles disciplinary actions, including terminations, with RPM approval.
  • Conducts regular community staff meetings.
  • Attends management meetings when scheduled.
  • Develops an integral team that sells the quality and professionalism of Vicinia Property Management Properties.
  • Coaches community staff on common on-site tools.
  • Completes competitive surveys regularly.
  • Analyzes and monitors community market conditions to anticipate changes affecting profitability.
  • Oversees, develops, and participates in leasing training programs.
  • Serves notices and demands upon residents delinquent in rent or in breach of lease terms.
  • Monitors closing ratios for self and leasing associates to ensure requirements are met.
  • Recommends additional training for self and/or leasing associates if necessary.
  • Reviews lease renewals and initiates rent/fee changes according to the operating budget, rental price advice, market conditions, and/or RPM direction.
