This role is responsible for overseeing a community in an efficient and profitable manner by fostering an environment of satisfaction and well-being for residents and associates. The incumbent must possess a high degree of professionalism and positive engagement, with a strong aptitude for creating a sense of community and going the extra mile to ensure positive experiences for residents and staff. Success is driven by building relationships within communities, including with vendor partners and social services. An authentic and professional attitude is required when addressing resident and staff concerns, utilizing organizational support services and senior leadership. Active listening and a positive, professional approach are integral to ensuring residents and staff feel seen, heard, and valued.

Requirements

  • 5-7 years of experience in the property management industry
  • 2+ years of experience as a community/property manager
  • Demonstrated ability to diffuse and respond to resident concerns, avoiding escalation.
  • Proven effective and efficient leadership experience.
  • Knowledge of LIHTC and Tax Credit qualifications required.
  • Strong interpersonal, verbal, and written communication skills
  • Capacity to interact effectively with senior executives.
  • Ability to work well under time and other constraints.
  • Professional presentation and appearance
  • Familiarity and ability with Microsoft Office (Word, Excel, PowerPoint), internet, and email

Responsibilities

  • Ensure a positive experience for the entire resident life-cycle, from move-in to move-out.
  • Implement a system for providing all necessary services to residents, including prompt acknowledgment and action on complaints.
  • Serve as an advocate for residents by effectively communicating concerns to senior leadership.
  • Function as a resource center for residents on community-living matters.
  • Organize and manage all resident events and retention programs.
  • Refer residents to appropriate services and agencies for assistance.
  • Maintain a secure, confidential file for each resident.
  • Regularly review community budget comparisons to understand financial health.
  • Produce financial growth through marketing, leasing, and identifying additional revenue streams.
  • Manage and execute all budgets, rent rolls, projections, and occupancy goals.
  • Implement a system to achieve 0% rent delinquency.
  • Prepare and produce accurate and timely monthly reports and financials.
  • Prepare the Property Annual Operating Budget with the Regional Manager.
  • Prepare and submit subsidy vouchers (when applicable).
  • Oversee large capital projects and communicate between multiple departments (when applicable).
  • Challenge team members to achieve higher performance by establishing and communicating goals.
  • Coordinate and oversee on-site operations, including budget implementation, compliance, vendor relationships, rent collections, and accounts payable.
  • Promote high-performing team execution through regular feedback, training, and development.
  • Empower collaboration and inclusivity, building trust and transparency.
  • Demonstrate effective communication skills with residents, community, agencies, owners, and team members.
  • Regularly assess employee performance through on-the-spot feedback and performance reviews.
  • Recognize team members for exceeding expectations and manage underperforming team members with clear expectations.
  • Respond to team member concerns, maintenance issues, resident problems, security breaches, and emergencies.
  • Create and supervise personnel schedules for maximum operational efficiency.
  • Ensure the community's curb appeal is immaculate at all times.
  • Conduct all business in accordance with company policies, Fair Housing, ADA, and apartment industry laws.
  • Meet compliance and eligibility requirements set by local, state, and federal agencies.
  • Ensure proper procedures are followed as detailed in employee and management handbooks.
  • Respond to potential housing violations and liability concerns.
  • Seek approval and guidance from the Regional Manager within specified parameters.
