About The Position

Barvin is hiring a high-accountability Community Manager to lead one of our apartment communities with an ownership mindset and a strong focus on financial performance, operational execution, leasing success, customer experience, and team leadership. This role is about more than managing a property. It is about leading a high-performing community that delivers measurable results while creating an exceptional experience for residents and team members alike. You'll lead a technology-enabled operation that combines high-touch customer service with modern leasing, automation, and AI-driven tools to create a seamless experience for both prospects and residents. As the leader of the community, you will set the pace for leasing performance, coach and develop your team to convert prospects into residents, and actively support leasing efforts through prospect engagement, apartment tours, and closing. The ideal leader for this role understands how daily operations directly impact occupancy, renewals, reputation, team culture, and long-term asset performance. You will play a critical role in driving operational consistency, developing onsite talent, growing occupancy, improving sales performance, and elevating the overall resident experience.

Requirements

  • 3+ years of multifamily property management leadership
  • Proven ability to drive occupancy, revenue growth, resident retention, and operational performance
  • Strong leadership, coaching, and team development skills
  • Experience managing budgets, collections, delinquency, and financial performance
  • Knowledge of Fair Housing laws and multifamily operational best practices
  • Experience with property management systems, CRM platforms, and leasing technology
  • Strong communication, organizational, and problem-solving skills
  • Ability to work independently while collaborating effectively with regional and corporate leadership

Responsibilities

  • Drive revenue growth, leasing performance, rent optimization, and renewal strategy
  • Improve occupancy, delinquency management, and expense control
  • Execute business plans aligned with ownership objectives
  • Deliver measurable improvements in Net Operating Income (NOI)
  • Ensure operational consistency, curb appeal, and community standards are maintained daily
  • Maintain awareness of local market conditions, competitive trends, and leasing opportunities
  • Recruit, hire, onboard, and develop Leasing Professionals and Maintenance team members
  • Set clear expectations and performance standards
  • Build a high-performing team that delivers strong resident experience and operational results
  • Foster a culture of accountability, urgency, collaboration, and customer service
  • Coach team members through performance, sales execution, and resident communication
  • Conduct apartment tours, assist with leasing activities, and support the team in closing leases when needed to achieve community goals
  • Develop and execute community-level marketing initiatives that drive traffic, leasing activity, and prospect engagement
  • Build relationships with local businesses, employers, schools, and community organizations to increase visibility and generate qualified leads
  • Champion grassroots marketing efforts, outreach campaigns, referral programs, resident events, and local partnerships that strengthen the property's presence in the market
  • Create a resident experience that drives retention, reputation, and referrals
  • Drive resident retention through proactive renewal strategy, customer experience, and relationship management
  • Respond proactively to resident concerns and operational challenges
  • Ensure the community delivers a welcoming, responsive, and service-focused environment
  • Maintain a visible and engaged presence throughout the community
  • Monitor resident feedback while partnering with the team to enhance the customer experience and support resident retention
  • Support resident events, outreach initiatives, and community engagement efforts
  • Identify operational opportunities and implement solutions quickly
  • Maintain compliance with company policies, Fair Housing regulations, and all applicable laws and housing requirements
  • Partner closely with Operations leadership to implement processes, standards, and initiatives that improve consistency and performance
  • Drive accountability across leasing, maintenance, customer experience, and property presentation
  • Ensure service requests are completed promptly, and resident follow-up is consistently executed
  • Utilize technology-enabled leasing tools, AI-powered prospect engagement, and automation platforms to improve conversion, responsiveness, and the overall customer experience
  • Improve efficiency, reporting accuracy, and prospect/resident communication
  • Support adoption of operational technology and process improvements across the onsite team
  • Utilize property management platforms and reporting tools to monitor performance and drive decision-making
