The Community Manager oversees the day-to-day operations of an assigned apartment property, including team members, daily activities, and resources, to meet budgeted financial and operational goals. The role ensures compliance with company policies and procedures and applicable laws and regulations governing multifamily housing, including Fair Housing, the Americans with Disabilities Act, and the Fair Credit Reporting Act. The position contributes to property budgeting and financial performance; manages rents, fees, invoices, expenditures, and financial reporting; and oversees leasing, lease enforcement, marketing, and occupancy strategies. It promotes resident satisfaction and retention, ensures maintenance service standards and property conditions, supervises property staff, and supports the client/owner relationship. Community Managers in California also use the California-specific Lease File Checklist to ensure lease documents are complete, compliant, and organized. The role is based in an office environment with frequent possible exposure to outdoor elements. It requires access to all parts of the property and amenities, occasional handling of weights up to 20 pounds independently and 50 pounds with assistance, and routine local travel may be required.
