About The Position

Palm Harbor Estates is a 246-site, all-ages manufactured housing community seeking an experienced, hands-on Community Manager to oversee day-to-day operations. This role involves leading an onsite team, building resident relationships, and driving performance and growth. The Community Manager is the onsite leader responsible for resident experience, team performance, property operations, financial results, occupancy, collections, and home sales. The position supervises a maintenance team of two and collaborates with 52TEN's Operations leadership, offering autonomy and accountability at the community level. There is significant earning potential through a base salary of $60K-$65K plus performance incentives of approximately $2,000 per month. The ideal candidate is a confident people leader who is visible in the community, solves problems, drives results, and takes ownership. They should be comfortable interacting with residents, coaching team members, reviewing performance, and assisting prospective residents.

Requirements

  • 2+ years of property management experience; manufactured housing or RV community experience is strongly preferred
  • Previous experience supervising or leading employees
  • Experience with property-level financial performance, budgets, P&Ls, or operational scorecards
  • Sales, leasing, or occupancy-growth experience
  • Strong communication, organization, problem-solving, and conflict-resolution skills
  • Comfortable using property management software and other business technology
  • Ability to balance resident service with consistent enforcement of community policies
  • Valid driver's license and reliable transportation
  • Ability to successfully complete a criminal background check

  • Experience with Rent Manager is a plus

Responsibilities

  • Lead the day-to-day operations of Palm Harbor Estates and take ownership of overall community performance
  • Supervise, coach, and hold accountable a two-person maintenance team
  • Maintain a visible presence throughout the community and ensure the property consistently meets 52TEN standards
  • Build positive relationships with residents while responding professionally and effectively to concerns
  • Oversee community policies, resident communications, property records, vendors, and operational processes
  • Take ownership of property-level financial performance, including revenue, controllable expenses, and NOI
  • Monitor performance against budget and established scorecard goals
  • Drive strong results in occupancy, collections, expense management, resident satisfaction, and other key performance indicators
  • Identify opportunities to improve property performance and partner with Operations leadership to implement solutions
  • Own and execute home sales efforts within the community
  • Manage leads, showings, prospect follow-up, and closing coordination
  • Build and maintain an active sales pipeline
  • Support marketing and outreach efforts designed to increase occupancy
  • Create a welcoming experience for prospective residents from their first inquiry through move-in
  • Direct the work of the onsite maintenance team and coordinate third-party vendors and contractors
  • Conduct regular property walks to monitor curb appeal, safety, maintenance needs, and community standards
  • Ensure maintenance priorities are addressed appropriately and efficiently
  • Help maintain a clean, attractive, safe, and welcoming community
