About The Position

The Community Manager will be responsible for managing the financial performance of the community, including income and expenses, to achieve financial goals. This role involves preparing an annual budget and capital expense plan, serving as a market expert with knowledge of comparable properties, local employers, market conditions, and trends. The Community Manager will develop and execute leasing strategies to maintain budgeted occupancy, lead the onsite team by hiring, setting goals, monitoring performance, coaching, counseling, and recommending training. Additionally, the role oversees all stages of the resident lease cycle, including application approvals, move-ins, renewals, and move-out processes, and resolves resident issues. The Community Manager is also responsible for overseeing rent collections and L/T filings, and in collaboration with the Service Manager, ensuring service requests, curb appeal, and make-ready homes meet Berger standards. Recommending necessary capital improvements for asset preservation, safety, and competitive needs is also a key responsibility.

Requirements

  • Two years of residential, market rate apartment property management experience is required.
  • A proven track record of motivating a team to exceed goals.
  • A strong commitment to excellence and a passion for continuous learning.
  • Knowledge and understanding of managing a budget and financial performance.
  • Exceptional interpersonal, written, and verbal reasoning/ communication skills and critical thinking ability.
  • Excellent organizational skills with the ability to prioritize and work effectively on multiple tasks in a fast-paced, demanding environment.
  • Positive, “can-do" attitude, professionalism, and a high level of enthusiasm and ownership.
  • Experience with Microsoft Office and general computer skills, property management software Knowledge, and Fair Housing laws.
