About The Position

It is the duty of each Manager to assist the Assistant Manager in overseeing all functions and operations on each designated student property. Including, but not limited to leasing, customer service, disputes/conflicts, Community Ambassadors (CA’s), advertising, student promotions and maintaining order.

Requirements

  • Ability to read, comprehend, and follow moderately complicated verbal and/or written instructions in English.
  • Organized and capable of maintaining records.
  • Basic arithmetical calculation skills.
  • Ability to effectively communicate with residents, staff, investors, and suppliers/vendors.
  • Excellent customer service skills.
  • Sales knowledge.
  • Ability to work easily with different types of people and nationalities.
  • Ability to meet multiple deadlines while maintaining efficiency and control over assigned projects.
  • Ability to lift 25lbs.
  • Ability to walk the property and several stairs daily.

  • May share responsibility of being on call for the community.
  • Deadlines can at times require some additional hours, usually during move ins/outs.

Responsibilities

  • Oversee all functions and operations on designated student properties, including leasing, customer service, dispute resolution, and managing Community Ambassadors.
  • Assist the Assistant Manager in overseeing all functions and operations on each designated student property.
  • Manage leasing activities, including meeting and greeting prospects, showing the property, processing applications, and conducting new resident orientations.
  • Handle rent collection, ensuring payments, notes, petty cash, and ledgers are organized, accurate, and secure, and charging late fees when applicable.
  • Oversee advertising efforts, including checking signage, managing online advertising, and performing outreach marketing.
  • Maintain various forms related to move-ins, move-outs, and resident information, and update vacancy/traffic reports.
  • Manage the move-out process, including scheduling inspections, completing paperwork, and coordinating maintenance and cleaning.
  • Collaborate with maintenance and grounds staff on work orders and property upkeep.
  • Assist with pool testing and emergency shut-off procedures.
  • Conduct daily property walks to inspect appearance and address issues like vehicle condition, broken windows, and graffiti.
  • Assist with snow removal when scheduled.
  • Handle resident relations, including addressing neighbor and parking issues.
  • Support resident retention programs such as parties, prizes, and services.
  • Attend monthly manager meetings and training sessions.
  • Calculate CA hours and set weekly office work schedules for CAs.
  • Create a rotating chart for clubhouse cleaning responsibilities and oversee CA clubhouse cleaning.
  • Accompany CAs on resident visits to ensure proper procedures are followed.
  • Hold regular meetings with CAs.
  • Ensure all management, maintenance, and CA staff are available on move-in and move-out days.
