About The Position

As an Affordable Community Manager, you will lead property operations, financial performance, and compliance for LIHTC/HUD programs while ensuring residents love where they live. This role combines leadership, customer service, and regulatory expertise to deliver exceptional results. You will lead and develop teams by recruiting, coaching, and motivating a high-performing team, and ensuring adherence to company policies and procedures. You will manage financials by owning the property’s operational budget, monitoring financial performance, and implementing cost-saving strategies. You will ensure compliance by overseeing LIHTC/HUD compliance and inspections, and maintaining positive relationships with housing authorities. You will drive resident satisfaction by implementing retention strategies and resolving resident concerns, and representing Fairfield professionally in all interactions.

Requirements

  • High school diploma or equivalent required
  • Valid driver’s license is required
  • Minimum of three years of property management experience required
  • Minimum of three years LIHTC experience required
  • Experience using Microsoft Outlook, Word, and Excel
  • Strong understanding of federal, state, and local fair housing laws and provisions
  • Strong knowledge of IRS 8823 guide and HUD 4350.3 Manual
  • Ability to read and understand regulatory agreements
  • Previous track record of maintaining occupancy and net operating incomes in multi-family property management positions

Nice To Haves

  • Bachelor’s degree preferred
  • Industry certification preferred
  • Housing Credit Certified Professional (HCCP) Designation preferred
  • Certified Credit Compliance Professional (C3P) Designation preferred
  • Certified Occupancy Specialist (COS) or Certified Professional of Occupancy (CPO) designation preferred if HUD property
  • Prior experience preparing for a REAC inspection, as needed for HUD properties
  • Experience in a leadership position and in managing a staff preferred
  • Experience using Yardi or other related property management accounting software
  • Experience in writing and maintaining budgets
