About The Position

Admiral Communities is seeking a high-energy, relationship-driven Community Home Sales Manager who enjoys sales, meeting new people, traveling, and turning opportunities into results. This role involves visiting communities, touring homes with prospects, helping customers find the right fit, working alongside property teams, and driving sales and occupancy. Qualified leads are provided, and the focus is on building relationships, consistent follow-up, overcoming objections, and converting opportunities into home sales, rentals, and occupied homesites. This is a production-based sales role with significant earning potential tied to performance.

Requirements

  • Three or more years of successful sales experience preferred (manufactured housing, residential real estate, apartment leasing, automotive sales, homebuilding, retail sales, hospitality, or consultative sales).
  • Demonstrated ability to meet or exceed sales goals.
  • Strong closing and objection-handling skills.
  • Excellent communication and interpersonal skills.
  • Strong organizational and time-management abilities.
  • Comfortable using CRM systems, Rent Manager, or similar software.
  • Ability to work independently while remaining highly accountable.
  • Ability and willingness to travel frequently, including out-of-state travel.
  • Availability for occasional evening and weekend appointments.
  • Valid driver’s license required.
  • Reliable transportation required.
  • Valid automobile insurance required.
  • Employment is contingent upon a successful background investigation.

  • Manufactured housing experience is preferred but not required for an outstanding salesperson.

Responsibilities

  • Turning qualified prospects into residents and homeowners.
  • Selling available manufactured homes.
  • Leasing available rental homes.
  • Leasing available homesites.
  • Managing prospects from first contact through application, deposit, closing, or move-in.
  • Asking confidently for the application, deposit, rental, home sale, or next commitment.
  • Meeting or exceeding individual sales and occupancy goals.
  • Helping reduce vacant inventory and the number of days homes remain on the market.
  • Building a strong sales pipeline and keeping opportunities moving.
  • Visiting assigned communities regularly.
  • Touring available homes and homesites.
  • Meeting prospective residents in person.
  • Working alongside Community Managers and Regional Managers.
  • Participating in open houses and sales events.
  • Helping launch special sales campaigns.
  • Visiting communities to better understand inventory, market conditions, and customer needs.
  • Responding quickly to qualified leads from call center and approved marketing sources.
  • Contacting prospects by phone, text, and email.
  • Learning prospect needs, including location, budget, timing, financing, and home preferences.
  • Maintaining consistent follow-up with every qualified prospect.
  • Building and maintaining an active waiting list.
  • Re-engaging prospects when new inventory becomes available.
  • Scheduling and conducting home and community tours.
  • Coordinating showings with Community Managers.
  • Ensuring homes are clean, safe, unlocked, and ready for prospective customers.
  • Explaining pricing, promotions, financing resources, rental requirements, lot lease opportunities, community policies, and move-in procedures.
  • Answering questions honestly and professionally.
  • Following up immediately after tours.
  • Maintaining accurate records in Rent Manager and company sales tracking systems.
  • Documenting conversations, objections, tours, applications, deposits, and next steps.
  • Tracking active leads, applications, contracts, rentals, and lot lease activity.
  • Maintaining accurate pipeline reporting.
  • Identifying stalled prospects and developing a plan to move them forward.
  • Becoming familiar with available homes, homesites, pricing, home condition, promotions, community amenities, rental requirements, lot lease requirements, pet policies, repair status, financing resources, and move-in procedures.
  • Researching competitor pricing and incentives.
  • Monitoring local market conditions.
  • Sharing customer feedback with leadership.
  • Recommending pricing adjustments when appropriate.
  • Identifying opportunities to improve photography, listings, staging, repairs, or promotions.
  • Helping leadership understand market dynamics.
  • Partnering with Community Managers, Regional Managers, Operations, Lenders, Home dealers, Transporters and installers, and Vendors and other business partners.
