About The Position

HSL is a locally owned and operated real estate development and management company with a long history in Tucson, Arizona. With over 30 multi-family apartment communities and more than 10,000 apartment homes across Arizona, managed by over 300 employees, HSL is seeking motivated individuals to support its growth in the Southwest. The Community Director is responsible for managing all aspects of property operations, including training the Assistant Community Director and supervising all team members. This role reports to the Regional Asset Manager. The ideal candidate is a natural leader, a helpful team-player, a problem-solving community representative with a positive attitude, and possesses the ability to thrive in a dynamic, service-oriented, and resident-focused environment.

Requirements

  • Communication skills (both verbal and written) and people skills for developing personal connections with staff, vendors, prospective residents, current residents, and HSL stakeholders.
  • Ability to communicate over the telephone and in-person with prospects, residents, vendors, corporate and resident staff.
  • Ability to function effectively in a sales, marketing, and customer service environment.
  • Ability to identify issues, answer questions, and address concerns professionally.
  • Ability to present information and respond to inquiries from groups of managers, clients, residents, and the general public.
  • Ability to read, analyze, and interpret general business periodicals, professional journals, technical procedures, or governmental regulations.
  • Ability to present information effectively to customers, clients, and employees, and speak effectively before small groups.
  • Ability to read and interpret documents, write short correspondence and memos, and compile routine reports and correspondence.
  • Proficiency in basic math (add, subtract, multiply, divide) and applying it to rates, ratios, discounts, commissions, and bonuses.
  • Ability to translate financial and legal real estate terminology into common language and interpret instructions.
  • Ability to solve practical problems and deal with variables in situations with limited standardization.
  • Basic bookkeeping, computer, internet, email, presentation, and typing skills.
  • 40 hour flexible work week.
  • Weekly schedule includes weekends.
  • High school diploma or GED equivalent.
  • Computer proficient in Windows, MS Office, Word, Excel, Outlook, Internet.
  • Reliable transportation for business-related tasks, including a valid driver's license and current automobile insurance.

Nice To Haves

  • Bilingual language skills (i.e., Spanish).
  • Conflict resolution experience, especially as it relates to staff.
  • One-year experience and/or training in sales, apartment leasing, property management, real estate, or a related field.
  • ARM, CPM or CAM designations.
  • Working knowledge of or experience with eviction law, Fair Housing mandates and other legal issues affecting property management.
  • Experience with various property management software, such as YARDI, RentCafe and YieldStar.

Responsibilities

  • Overseeing the day-to-day operations of the community, with emphasis on managing staff, residents, and vendors.
  • Managing the Assistant Community Director and Leasing staff, and directing, coordinating, and evaluating the Maintenance team.
  • Hiring, terminating, training, motivating, and supervising on-site staff, including onboarding, performance reviews, timesheet approval, and ongoing training.
  • Maintaining accurate payroll records.
  • Leading the formulation of annual budgets and ensuring adherence to budget guidelines.
  • Ensuring timely collection and posting of rents and immediate bank deposits.
  • Performing resident evictions as needed.
  • Communicating effectively with vendors, contractors, and HSL stakeholders regarding work scheduling, billings, and insurance.
  • Managing all aspects of lease terms, including conflict resolution, move-in procedures, eviction processes, safety procedures, and financial transactions.
  • Approving and submitting invoices to the Corporate Office for payment, maintaining accurate records, and submitting required reports.
  • Inspecting move-in/move-outs with residents and reviewing notices to vacate.
  • Initiating and implementing policies and procedures for resident communications, including service requests and complaints.
  • Ensuring all lease files are complete, accurate, approved, and properly executed.
  • Ensuring the leasing office, common areas, and model apartments meet HSL standards.
  • Attending scheduled corporate management meetings.
  • Reporting all liability and community-related incidents to the Corporate Office immediately.
  • Ensuring all workers' compensation claims are reported and proper paperwork is completed.
  • Monitoring market conditions, competitive changes, and industry trends through surveys and research.
  • Performing leasing duties as needed.
  • Completing any additional duties assigned by the Regional Asset Manager.
