About The Position

The Community Director manages the apartment community as a business unit to achieve pre-determined marketing and financial results. They implement company policies in leasing, accounting, resident relations, management reports and product maintenance and appearance. The Community Director trains, supervises and motivates on-site office personnel, and directly supervises the Maintenance Supervisor and Assistant Community Director.

  • Implement company policies in leasing, accounting, resident relations, management reports, and product maintenance.
  • Train, supervise, and motivate on-site office personnel.
  • Directly supervise the Maintenance Supervisor and Assistant Community Director.
  • Collect income, maximize gross rent, minimize vacant and delinquent rent loss, and maximize miscellaneous income.
  • Minimize delinquencies through diligent pursuit of past due accounts.
  • Control expenditures and obtain products and services at minimum cost.
  • Authorize spending decisions within pre-determined limits.
  • Review and approve purchase orders and payables.
  • Perform market and product analysis.
  • Communicate competitive rents based on survey information.
  • Generate traffic cost-effectively.
  • Prepare market plans when needed.
  • Develop and display signage.
  • Track and evaluate advertising effectiveness.
  • Receive incoming phone calls professionally.
  • Follow up on messages from the answering service.
  • Visually inspect the property daily.
  • Lease apartments to qualified prospects.
  • Schedule move-ins to minimize rent loss.
  • Escort future residents to apartments and amenity areas.
  • Drive a golf cart or walk with prospects.
  • Complete necessary paperwork and verify lease files.
  • Turn in traffic and phone recap weekly.
  • Follow up with visitors within 24 hours and send a note/email within seven days.
  • Supervise leasing staff and motivate them.
  • Communicate clearly with residents.
  • Receive resident complaints calmly.
  • Resolve resident problems quickly.
  • Deliver items to residents' apartments.
  • Direct daily property activities to maintain resident respect and goodwill.
  • Coordinate, set up, attend, and clean up after resident functions.
  • Use negotiation tactics to retain residents.
  • Motivate staff and provide feedback.
  • Schedule on-site staff work.
  • Train and develop subordinates.
  • Conduct weekly staff meetings.
  • Conduct Performance and Salary Evaluations.
  • Hire and terminate staff.
  • Administer disciplinary action.
  • Ensure company policies and procedures are followed.
  • Ensure timely and accurate completion of forms and reports.
  • Perform budgetary planning.
  • Supervise accounts payable and receivable.
  • Develop and maintain key closet procedures.
  • Deliver move-in presentations.
  • Maintain company standards for landscaping, curb appeal, and maintenance.
  • Implement a Rent Ready Policy.
  • Identify and implement programs to increase property value.
  • Work with owners to identify property goals and objectives.
  • Be responsive to owner's needs, goals, and objectives.

Responsibilities

  • Maximize Revenue and Cash Flow through Collection of Income, maximizing gross rent, minimizing vacant and delinquent rent loss, and maximizing miscellaneous income items.
  • Minimize delinquencies through diligent pursuits of past due accounts.
  • Control Expenditures by planning, scheduling, and controlling expenditures within control to obtain products and services at minimum cost.
  • Authorize spending decisions within pre-determined spending limits for budgeted and non-recurring items.
  • Review and approve purchase orders and payables.
  • Perform routine market and product analysis.
  • Communicate competitive rents based on survey information to meet or exceed budget objectives.
  • Generate traffic in the most cost effective manner.
  • Prepare market plans when occupancy and availability fail to meet period objectives.
  • Develop and display trailblazer and bootleg signage, including finding bootleg locations, obtaining permission, and monitoring signage.
  • Track and evaluate the effectiveness of advertising and make recommendations for changes.
  • Receive incoming phone calls from prospects professionally and entice them to visit the community.
  • Check the answering service for messages and follow up on all messages.
  • Visually inspect the entire property daily for cleanliness and overall appearance.
  • Lease apartments to qualified prospects.
  • Schedule move-ins to minimize rent loss.
  • Escort future residents to apartment homes and amenity areas.
  • Drive a golf cart or walk with prospects around the property.
  • Complete all necessary paperwork and verify/approve lease files.
  • Turn in traffic and phone recap weekly.
  • Follow up with each visitor within 24 hours via phone call and send a personal note/email within seven days.
  • Supervise the leasing of apartment homes and motivate staff.
  • Communicate clearly to residents, both verbally and in writing.
  • Read and/or listen to resident requests/complaints.
  • Receive resident complaints in a calm and open manner.
  • Attempt to resolve problems quickly.
  • Carry and deliver items to residents' apartments.
  • Direct and maintain daily property activities to win and maintain resident respect and goodwill.
  • Identify and implement creative programs to offer services to residents.
  • Coordinate, set up, attend, and clean up after resident functions.
  • Use effective negotiation tactics to retain current residents.
  • Motivate staff and give consistent feedback.
