About The Position

At Kairoi Residential, we create exceptional living experiences at high-performing multifamily communities that deliver long-term value to investors, associates, and residents. The Community Director is the leader of the community, embodying Kairoi's belief in Servant Leadership by guiding their team in resident relations, maintenance operations, reporting and accounting, and leasing. This role involves practicing the '5% distinction' to create a welcoming environment for future residents. The Community Director acts as a team leader and mentor, a resident relations expert, and a business manager, responsible for recruiting, developing, and coaching their team, ensuring excellent customer service and resident retention, managing community finances and operations, and attracting new residents through marketing efforts. The position requires keeping regional leaders, senior management, and owners informed of community happenings.

Requirements

  • A person with a positive attitude, willingness to serve, a history of excellent customer service experience, and a desire to lead a team with integrity.
  • Proven to mentor, develop, and promote their associates.
  • Minimum of 5 years in the multifamily industry (leadership in the hospitality field will fill this requirement as well).
  • At least 2 years of experience managing and leading a team of multi-family professionals.
  • Associate’s degree, bachelor’s degree, two- three years of related training, or a combination of education and experience.
  • Successful completion of a background check.
  • Successful completion of a drug screening.
  • Possession of a valid driver’s license with no major infractions in the last 12 months.

Responsibilities

  • Guide the team in resident relations, maintenance operations, reporting and accounting, and leasing.
  • Practice the 5% distinction and create a welcoming environment that future residents are thrilled to call “home”.
  • Recruit, hire, and develop your own team.
  • Responsible for a positive onboarding experience, hands-on training, and effective communication of community goals and expectations.
  • Continually coach your team to success.
  • Handle annual performance reviews, frequent individual associate check-ins, and support additional training classes and requirements.
  • Lead your team by example, problem solve with them, and make the final decision on any major concerns that affect the community operations.
  • Empower your team to be confident in handling their responsibilities, but offer support when necessary.
  • Ensure your team follows all emergency procedures, local, state, and federal regulations.
  • Ensure that your team actively practices the 5% Distinction with excellent customer service.
  • Approve and sign all final lease decisions and agreements.
  • Promptly address and resolve any resident concerns, complaints, or moments that need attention.
  • Maintain resident retention.
  • Support your Assistant Community Director with resident retention efforts and continually keep open communication with residents.
  • Manage the budget preparation, financial reporting, and flow of community income.
  • Maximize NOI while providing a positive resident and associate experience.
  • Ensure that your community is in excellent condition through regular inspections, vacant apartment home inspections, office cleanliness, amenity equipment upkeep, and more.
  • Support your Service Manager in managing inventory, approving vendor contracts, and ensuring all safety practices are followed properly.
  • Attract new residents and form business relationships through outreach marketing, online marketing efforts, resident event business sponsorships, and more.
  • Keep Regional leaders, senior management, and owners informed of what is happening at your community.
  • Perform other duties as required and assigned.
