About The Position

The Commissioning Agent will be responsible for commissioning, retro-commissioning, and/or monitoring-based commissioning of projects. The scope of work may also include facilities condition assessments, construction administration, plan review, and plan checks for Bureau Veritas Architecture & Engineering. The Commissioning Agent must be capable of managing projects from concept through construction while effectively interfacing with clients, contractors, and facility operations personnel. The ideal candidate will be able to fully communicate and address client problems/questions/comments in a clear, professional manner. He/she will develop the commissioning plan, prepare pre-functional check lists, develop functional performance test procedures, oversee functional performance testing, and develop the final commissioning report for the commissioning scope of work. The Commissioning Agent will act as the designated agent to complete the commissioning scope of services. The objective of commissioning is to provide documented confirmation that a facility fulfills the functional and performance requirements of the owner, designer, occupants, and operators. To reach this goal, it is necessary for the Commissioning Agent to establish and document the criteria for system function, performance, and maintainability; as well as to verify and document compliance with these criteria.

Requirements

  • Minimum five years professional experience within construction realm.
  • 5+ years of experience specifically in commissioning, including experience with commissioning of comparable projects in size and complexity.
  • Accredited Commissioning Certification such as CxA (Certified Commissioning Authority), CCP (Certified Commissioning Professional) or BCxP (Building Commissioning Professional).
  • Valid driver's license is required with no significant MVA points/violations (clean driving record).
  • Expertise in working with commissioning software like Facility Grid and CxAlloy.
  • Proficient in all Microsoft Office applications with a strong emphasis in MS Excel.
  • Strong written and verbal communication skills.
  • Excellent time management skills including ability to perform multiple priorities in a fast-paced environment and ability to work independently.
  • Ability to traverse, observe equipment, and record data and photos on safely accessible roofs and other high or open areas, which may require ladder and/or hatch access.
  • Comfortable and willing to work in densely equipped mechanical and electrical spaces requiring dedicated focus on safety protocol.
  • Ability to travel up to 30% to client sites.
  • Ability to draft reports, business correspondence, and standard operating procedures.
  • Ability to effectively present information and respond to questions from clients, peers, and technical field staff.
  • Ability to define problems, collect data, establish facts, and draw valid conclusions.
  • Ability to interpret an extensive variety of instructions and deal with several abstract and concrete variables.
  • Proficient in operating a computer, having knowledge of word processing software, spreadsheet software, and project management software, to include Facility Grid and CxAlloy, Advanced Excel, Microsoft Suite and business specific software and other project specific applications.
  • Ability to operate an electronic tablet in the field for live data collection.
  • Understanding construction materials and methods, environmental concerns, cost estimating, and industry standards.

Responsibilities

  • Act as the commissioning authority.
  • Review the design to become familiar with the design criteria and expected performance.
  • Provide design review comments as they affect the commissioning process.
  • Develop a commissioning plan.
  • Conduct commissioning meetings.
  • Review submittals during construction as they affect the commissioning process.
  • Verify installation and functional performance of HVAC systems, building automation systems, lighting control systems, plumbing domestic hot water systems, and other systems as required.
  • Develop pre-functional test procedures.
  • Oversee the functional testing and complete the functional testing forms.
  • Complete and submit a commissioning report.
  • Oversee Contractor-provided operator training and review training materials.
  • Complete warranty phase commissioning follow-up.
