About The Position

The Commercial Examiner searches public records and examines titles to determine legal condition of primarily commercial or industrial property title. Copy or summarize recorded documents which affect the condition of title to the property. Works independently and uses experience to examine title to real property, ranging in complexity, to determine status and establish chain of title. Communicates directly with Title Agents, Lawyers and Paralegals regarding pending transactions.

Requirements

  • High School diploma (or equivalent).
  • Specialized training in word processing software, database or Excel (obtained either in school or by up to six months of training) is desirable.
  • Knowledgeable of title matters unique to corporate entities.
  • Ability to explain chain of title, exceptions and requirements to managers, underwriters and agents.
  • Familiarity with title searching software preferred, such as ATIDS, DataTree, DATA Trace, FASTSearch, etc.
  • Minimum of five years’ experience jn the title industry with some commercial search experience.

  • Advanced knowledge of Florida Commercial Real Estate/Title Insurance.
  • Ability to map metes and bounds descriptions, including curves.
  • Knowledgeable of title matters unique to corporate entities.
  • Ability to explain chain of title, exceptions and requirements to managers, underwriters and agents.
  • Familiarity with title searching software preferred, such as ATIDS, DataTree, DATA Trace, FASTSearch, etc.
  • Knowledge of underwriting policies and guidelines
  • Knowledge of real estate law and title and escrow curative procedures
  • Excellent communication skills, both verbal and written
  • Organizational skills and ability to work within established time frames
  • Ability to work in fast paced environment while maintaining control.

Responsibilities

  • Performs title examination and examines the chain of title for a wide range of title orders, primarily commercial/residential
  • Abstracts and analyzes records, such as leases, subleases, liens, judgments, easements, vital statistics, and plot and map books.
  • Determines ownership and legal restrictions to verify legal description of property and completeness of records that may cross county lines.
  • Resolves most issues such as missing information, incomplete, inaccurate or contradictory information contained in the title documentation.
  • Prepares initial title commitment documentation based on the application of procedural guidelines
  • Prepares and reviews reports for accuracy
  • May provide underwriting interpretation within established guidelines
