About The Position

TeamCraft Roofing is seeking a Commercial Roofing Service Manager to provide leadership and develop the careers of field employees while promoting core values of honesty, safety, quality, and teamwork. This role leads the local branch operation, is responsible for selling work, growing operations, and maintaining a positive customer base and experience. The Service Manager handles general construction management duties including estimation, project management of service jobs, scheduling, paperwork, and communication, managing jobs from purchase order receipt through final completion and billing. Adherence to all OSHA and Teamcraft Safety Demands and Expectations is crucial, along with providing employees with necessary safety items and direction. The goal is to maintain a minimum of 10 roof techs, a disciplined approach to safety with a safety plan on all jobsites, and meet financial metrics with a target minimum of 20% net income and quality control standards. Establishing career paths with all branch employees, reviewed quarterly, is also a key responsibility. Refraining from side work unless approved by the Service Director and maintaining a legal, drug-free workplace are also expected.

Requirements

  • High School Diploma or GED plus five years in a commercial roofing environment.
  • Considerable knowledge of various commercial roofing systems, materials, and installation methods.
  • Good knowledge of state and local building codes including Uniform Building Code, and electrical and plumbing codes.
  • Some knowledge of construction site development; commercial construction, demolition, and remodel procedures.
  • Experience determining roof types and estimating materials, hours, and replacement costs for commercial roofing projects

  • Experience directing large-scale commercial roofing projects and interpreting roofing plans, specifications and standards
  • Experience determining roofing product acceptability and developing warranties
  • Experience developing and monitoring construction and contract documents
  • Valid driver's license.
  • Ability to read, analyze, and interpret, in English- safety rules, operating and maintenance instructions, and procedure manuals- and to write routine reports and correspondence
  • Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals and to compute rate and ratio.
  • Strong communication skills; must be comfortable fielding questions daily from clients, employees, and company leadership
  • Working knowledge of how roofing systems function and go together
  • Strong organizational skills, including an effective personal filing/storage system
  • Reasoning Ability: Ability to define problems, collect data, establish facts, and draw valid conclusions.
  • Ability to interpret a variety of instructions in mathematical or diagram form and deal with abstract and/or concrete variables.

Responsibilities

  • Comply with all Company Roofing Safety Policies
  • Evaluating multiple types of both low slope and steep slope roofing
  • Diagnosing problems on roofs and providing solutions to the problems
  • Manage customer relations and build/maintain a positive customer base
  • Build a customer base and actively sell work
  • Hire and train employees; conduct employee evaluations
  • Reading drawings and specifications
  • Estimating work
  • Perform job cost analysis
  • Work outdoors in all types of weather
  • Climb stairways and ladders; work on potentially unsafe or hazardous roofs and structures
  • Work with hazardous materials including solvents, bottled gas, asphalt products and pitch
  • Maintain dispatch board in the Company’s field management system (e.g., Centerpoint/FCS) and ensure work orders are closed within 30 days of dispatch
  • Comply with all weekly reporting requirements
  • Approximately 60% statewide travel is required

  • Field Management System Review and correct work orders (add photos, materials, written descriptions)
  • Complete Daily Reports for all 500-series jobs
  • Complete inspections, both from phone and laptop
  • Set up properties/outlines (excluding billing notes)
  • Estimates/Proposals Compose a through Scope of Work for estimating
  • Complete accurate estimates
  • Prepare a written Proposal/Master Service Agreement (MSA)
  • Complete Change Orders with an update Scope of Work and Estimate/Proposal
  • Email & Communication Construct clear, professional emails with appropriate attachments
  • Remain vigilant and responsive to all emails, texts, and calls- timely response is required
  • Job Management (Start to Finish) Set up jobs immediately upon receipt of a Purchase Order
  • Build a complete job schedule
  • Order materials
  • Confirm labor assignments
  • Arrange accommodations and equipment for jobs as needed
  • Track job progress via Manning Reports-in-progress billing (in Acumatica)
  • Weekly Deliverables Timekeeping completed each morning by 10:00AM EST
  • Toolbox Talks submitted each week
  • Red/Green Report, or Wednesday Job Calls Report, submitted Wednesday mornings
  • Weekend On-Call/ Weekly Activities Link submitted by 9:00AM EST every Friday
  • Attend the weekly Jobs conference call on Wednesday afternoon at 2:30PM EST, prepared to discuss job status, timing, and invoicing
  • Material Transfer Orders (MTO’s) Complete, deliver and maintain accurate Material Transfer Orders
  • PIN Notices & Warranty Documents Complete Pre-Installation Notices (PINs) for all warranty jobs
  • Maintain working knowledge of the types of warranties proposed to clients
  • Company Credit Cards & Reporting Maintain and organize company credit card receipts
  • Complete monthly bank/credit card reports for your office before the 10th of each month
  • Vehicle & Site Inspections Complete company vehicle inspections on every service vehicle before the 10th of each month
  • Visit jobsites weekly to evaluate safety, quality and efficiency
  • Hiring & Office Growth Interview and hire new roofers; complete new hire orientations
  • Meet with local clients and vendors to grow the office
  • Complete take-offs to generate additional work
  • Listen to and engage customers; identify their needs and propose solutions
  • Develop job site plans covering safety, loading/unloading the roof, dumpster placement, etc.
  • Manage a call center, manage a crew of individuals that consist of roofers, foreman and helpers/laborers, as well as any duties associated with maintaining business to the company standards.
