About The Position

JLL is seeking a Property Manager (PM) responsible for the direct management oversight of assigned retail properties. The Property Manager's role is to maximize Net Operating Income (NOI) and asset value on behalf of JLL clients. This includes responsibilities in property management, operations, maintenance, client and tenant relations, supporting the leasing team, marketing, accounts payable collections, annual budgeting, risk management, and financial reporting. This position requires the individual to be based in Houston, TX.

Requirements

  • In-depth understanding of the financial aspects of property performance.
  • Competency using Microsoft Office, navigating the internet, and general use of a personal computer.

  • Excellent written/oral communication skills – able to write and speak clearly and succinctly in a variety of communication settings and styles, project confidence and professional expertise.
  • Problem Solving – take responsibility for solving problems, manage others well in problem-solving, and use logic and innovative methods to solve difficult problems.
  • Real Estate License.
  • Bachelor’s degree (B.A./B.S.).
  • At least 5 years of experience in retail property management.
  • Multiple property responsibilities preferred.
  • Must be authorized to work in the United States without sponsorship.

Responsibilities

  • Develop, articulate, and implement business plans for each assigned property consistent with owner needs and objectives to maximize asset value and NOI.
  • Provide monthly/quarterly financial and management reporting as required by the client.
  • Oversee contractors and maintenance personnel to ensure properties are maintained properly.
  • Build relationships to retain current business, expand opportunities with existing clients, and pursue additional clients and business opportunities.
  • Understand the leasing process and effectively support the broker/agency leasing team.
  • Maintain/Update Emergency Response Manuals and hold regular meetings with tenants.
  • Ensure assigned properties are managed consistent with JLL’s Core Practices and Standards of Excellence.
  • Project and achieve budgeted financial goals as outlined in the approved annual operating budget while adding value to the property(s) with prudent management and business decisions.
  • Implement approved business plans and achieve budgeted financial goals.
  • Build relationships with tenants to retain current business, expand opportunities with existing clients, and leverage that in pursuit of additional clients and business opportunities.
  • Support the marketing efforts of the property.
  • Ensure the Assistant Property Manager’s responsibilities are completed as required.
  • Understand the leasing process and effectively support the broker/agency leasing team.
