About The Position

The Town of Garner Inspections Department is seeking a Commercial Plan Reviewer to perform difficult technical work in the inspection of building plans and construction for compliance with assigned building codes. This role involves reviewing commercial, industrial, and public facilities plans for compliance with building, plumbing, electrical, mechanical, and/or fire codes. The position requires advising contractors on code interpretation, handling enforcement issues, issuing violation notices and stop-work orders when necessary, and answering questions from the public and builders. The role also includes performing plan checking, testifying in court on code violation cases, making reports, keeping records, and assisting with minimum housing inspections. Continuous learning through training to maintain certifications is also a part of the job.

Requirements

  • At least 5 years of building codes inspection experience
  • Prior plan review experience in North Carolina
  • At least one Level 3 Standard Certificate in any trade
  • Inspections experience in the other four trades (plumbing, electrical, mechanical, fire)
  • A high school diploma or equivalent
  • A valid North Carolina driver's license and good driving record

Responsibilities

  • Performs plan review of commercial, industrial, and public facilities for compliance with building, plumbing, electrical, mechanical, and/or fire codes
  • Compiles lists of violations and prepares notices of violations
  • Advises contractors in interpreting and applying code provisions
  • Receives complaints regarding defective construction and handles enforcement problems
  • Issues warnings and stop-work orders if necessary when construction is not in compliance with regulations
  • Issues violation notices as required
  • Answers questions from private citizens, contractors, and builders
  • Performs plan checking to determine compliance with codes
  • Testifies in court on code violation cases
  • Makes reports and keeps records regarding inspections
  • Assists with minimum housing inspections
  • Attends training to increase skills and maintain certifications
  • Performs related tasks as required
