About The Position

The Commercial HVAC Project Manager is responsible for planning, coordinating, and executing commercial heating, ventilation, and air conditioning (HVAC) projects from pre-construction through closeout. This role ensures that all projects are completed on time, within budget, and in accordance with design specifications, safety standards, and contractual requirements. The Project Manager acts as the primary point of contact between clients, internal teams, vendors, and subcontractors.

Requirements

  • 5+ years of project management experience in commercial HVAC construction.
  • 5+ years of experience as a commercial HVAC foreman.
  • Strong understanding of HVAC systems, mechanical drawings, codes, and specifications.
  • Proven ability to manage multiple projects simultaneously.
  • Proficiency in project management software (e.g., Procore, or similar), Excel, and HVAC-related estimating tools.
  • Excellent communication, negotiation, and organizational skills.
  • Valid driver's license and willingness to travel to job sites as needed.

Nice To Haves

  • OSHA 30 Certification.
  • Working knowledge of AHCA standards for healthcare construction in Florida, including understanding of building code requirements and submittal processes.
  • Familiarity with healthcare-specific mechanical systems such as medical gas piping, air handling units, and redundancy planning for critical systems.
  • Proven ability to lead AHCA inspections, reviews, and project documentation.

Responsibilities

  • Review project specifications, drawings, and contracts to establish scope and deliverables.
  • Develop detailed project schedules and coordinate timelines with field supervisors, subcontractors, and clients.
  • Manage project startup, including permits, submittals, and documentation.
  • Coordinate and schedule labor, equipment, and materials to align with project milestones.
  • Source, order, and track HVAC equipment and materials.
  • Issue and manage purchase orders for materials and subcontracted work.
  • Ensure timely delivery of materials and equipment to job sites, avoiding delays and storage issues.
  • Work closely with vendors, manufacturers, and local reps to obtain product information, pricing, and technical support.
  • Act as liaison between the client, general contractor, engineers, architects, and internal teams.
  • Lead job meetings and provide updates on schedule, cost, and job progress.
  • Provide field technicians with technical support and ensure clear communication of design intent.
  • Supervise subcontractors and ensure their work complies with project standards and safety policies.
  • Track project costs and profitability; manage budgets and change orders.
  • Prepare monthly billings, submit pay applications, and follow up on client payments.
  • Identify and document scope changes; prepare and submit change order requests.
  • Schedule and coordinate inspections and ensure all work passes code and quality checks.
  • Ensure proper installation practices and documentation (as-builts, test and balance reports, building controls).
  • Manage project closeout process, including warranty documentation and final client handoff.
