About The Position

Integrity Property Services, Inc. is seeking a dependable, skilled, and safety-conscious Commercial Handyman / Building Maintenance Technician to provide maintenance, repair, preventative maintenance, and property support services at commercial properties. This is a hands-on position for someone who takes pride in their work, can troubleshoot common building maintenance issues, and has a strong eye for identifying potential safety, maintenance, and accessibility concerns while onsite. Our technicians are often the eyes and ears of the property. In addition to completing assigned work orders, you will be expected to observe property conditions, identify potential hazards or maintenance concerns, document your findings, and communicate them professionally to our team and clients.

Requirements

  • Previous commercial handyman, facilities maintenance, building maintenance, or building engineering experience preferred
  • Working knowledge of general plumbing, electrical, drywall, painting, carpentry, and building repairs
  • Ability to recognize common property maintenance and safety concerns
  • Strong troubleshooting and problem-solving skills
  • Ability to distinguish between repairs that can be completed in-house and work requiring a licensed or specialized contractor
  • Ability to work independently and manage multiple service requests
  • Comfortable using hand tools, power tools, ladders, and maintenance equipment
  • Strong attention to detail and quality workmanship
  • Professional communication and customer service skills
  • Dependable, punctual, organized, and responsive
  • Valid driver's license and reliable transportation
  • Ability to travel between assigned commercial properties as needed

Nice To Haves

  • Familiarity with ADA/accessibility considerations in commercial properties is strongly preferred

Responsibilities

  • Perform drywall repairs, patching, texture matching, and touch-up work
  • Complete interior and exterior painting and general finish repairs
  • Troubleshoot and repair minor plumbing issues, including leaks and clogged drains
  • Replace faucets, toilets, valves, and other plumbing fixtures
  • Replace light fixtures, switches, outlets, lamps, and ballasts within permitted scope
  • Perform basic troubleshooting of non-high-voltage electrical systems
  • Repair and adjust doors, locks, hinges, closers, and other building hardware
  • Perform general repairs to walls, ceilings, flooring, fixtures, and common-area components
  • Assist with tenant turnovers, property improvements, and special projects
  • Conduct routine walkthroughs and visual condition assessments of commercial properties
  • Proactively identify potential safety hazards, maintenance deficiencies, and areas requiring attention
  • Look for conditions such as trip and fall hazards, damaged walking surfaces, loose or damaged handrails, lighting issues, leaks, blocked pathways, damaged signage, and other unsafe conditions
  • Document concerns with clear descriptions and photos when appropriate
  • Promptly report urgent safety concerns to management
  • Recommend corrective maintenance when issues are identified
  • Recognize when a repair requires a licensed contractor or specialized vendor and escalate appropriately
  • Maintain awareness of common accessibility considerations affecting commercial properties
  • Observe accessible routes, entrances, doors, ramps, parking areas, restrooms, signage, and other property features for visible conditions that may require further evaluation
  • Identify and report potential accessibility barriers encountered while performing work or conducting property walkthroughs
  • Help maintain clear and unobstructed accessible paths of travel
  • Complete assigned accessibility-related maintenance and repairs within the technician's authorized scope
  • Document observed conditions and communicate potential ADA/accessibility concerns to management for further review
  • Coordinate with qualified vendors or specialists when work falls outside the technician's scope
  • Complete scheduled preventative maintenance tasks and property inspections
  • Replace HVAC filters according to established schedules
  • Perform basic thermostat checks and visual HVAC equipment inspections
  • Identify and report unusual equipment conditions or potential mechanical issues
  • Assist with preventative maintenance tracking and documentation
  • Coordinate with licensed HVAC, electrical, plumbing, and other specialty contractors when advanced repairs are required
  • Respond promptly and professionally to tenant and property management service requests
  • Communicate clearly with tenants, property managers, vendors, and Integrity Property Services team members
  • Provide updates regarding work performed and additional concerns discovered onsite
  • Maintain a professional appearance and attitude while working at client properties
  • Respect tenant spaces and minimize disruption while completing work
  • Leave work areas clean, safe, and professional upon completion
  • Follow OSHA, Cal/OSHA, company, and property-specific safety procedures
  • Properly use required personal protective equipment (PPE)
  • Recognize and report potential workplace and property hazards
  • Correct hazards within your authorized scope when safe and appropriate to do so
  • Secure or clearly identify unsafe work areas when necessary
  • Immediately escalate serious or potentially dangerous conditions
  • Use ladders, hand tools, power tools, and maintenance equipment safely
  • Never perform work requiring specialized licensing, certification, or training unless properly authorized and qualified
