About The Position

The Facility Manager is responsible for overseeing the day-to-day operations, maintenance, safety, and overall performance of a commercial facility. This role ensures the property is maintained in a safe, efficient, and professional manner while delivering high levels of service to the client and building occupants. The Facility Manager leads onsite maintenance activities, manages third-party vendors, monitors building systems, administers budgets, and ensures compliance with all company, client, and regulatory requirements. The position serves as the primary point of contact for facility-related issues and is responsible for driving operational excellence and customer satisfaction.

Requirements

  • Minimum of 3-5 years of facility management, building operations, property management, or related experience in a commercial facility environment.
  • Experience managing maintenance operations and third-party service providers.
  • Experience overseeing budgets, vendor contracts, and operational performance metrics.
  • Experience with commercial building systems including HVAC, electrical, plumbing, fire/life safety, and building automation systems preferred.
  • Experience using CMMS or computerized work order management systems preferred.
  • Strong understanding of commercial building operations and maintenance practices.
  • Knowledge of OSHA requirements, life safety systems, and facility compliance standards.
  • Ability to read and understand technical documents, construction drawings, and equipment specifications.
  • Strong financial acumen, including budgeting, forecasting, and expense management.
  • Effective problem-solving, decision-making, and organizational skills.
  • Excellent verbal and written communication skills.
  • Proficiency with Microsoft Office Suite, including Word, Excel, Outlook, and PowerPoint.
  • Ability to manage multiple priorities and work effectively in a fast-paced environment.
  • Strong customer service orientation and ability to build positive client relationships.
  • Valid driver's license, if required by the client or facility operations.

Responsibilities

  • Manage the daily operations of a commercial facility, ensuring all maintenance, engineering, life safety, janitorial, and site services activities are performed in accordance with client expectations and C&W Services standards.
  • Oversee preventive, predictive, corrective, and reactive maintenance programs to ensure building systems operate safely and efficiently.
  • Coordinate and supervise all contracted services, including janitorial, landscaping, HVAC, electrical, plumbing, security, pest control, and other specialty vendors.
  • Monitor vendor performance, verify service delivery, review invoices, and ensure compliance with contract terms and service level agreements (SLAs).
  • Respond promptly to client, tenant, and occupant requests while maintaining a high level of customer service and communication.
  • Conduct routine facility inspections and ensure the interior and exterior appearance of the property is maintained to established standards.
  • Manage work order activities and facility service requests through the designated CMMS or work order management system.
  • Maintain accurate site documentation, including maintenance records, safety documentation, operating procedures, equipment inventories, vendor records, permits, inspections, and compliance logs.
  • Ensure compliance with all applicable federal, state, local, client, and company safety regulations, policies, and procedures.
  • Lead and participate in safety meetings, audits, inspections, and emergency preparedness activities.
  • Support facility emergency response efforts and ensure emergency procedures are current and properly communicated.
  • Develop and manage site operating budgets, monitor expenditures, and identify opportunities for cost control and operational efficiencies.
  • Review and approve facility-related purchase orders, invoices, and service requests within delegated authority levels.
  • Assist with capital planning initiatives and support facility improvement projects as needed.
  • Collect, analyze, and report operational and financial performance metrics to clients and company leadership.
  • Lead, coach, and develop onsite maintenance staff, supporting employee engagement, training, and performance management.
  • Develop and maintain positive working relationships with clients, occupants, vendors, and internal stakeholders.
  • Maintain a thorough understanding of the client contract and ensure all contractual obligations are met.
