About The Position

The Commercial Construction Project Manager will be responsible for overseeing all aspects of construction projects, from development and permitting through to completion. This role requires a strong understanding of construction processes, budget management, and client relations. The Project Manager will lead project teams, manage schedules and budgets, coordinate with subcontractors and vendors, and ensure compliance with contract requirements. They will also be responsible for client meetings, contract negotiations, and mentoring junior project managers.

Requirements

  • Strong negotiation and client facing communication skills
  • Proven ability to manage budgets of $3M+
  • Strong analytical and problem-solving skills
  • Construction Project Management experience (5-7 years)
  • Proficient with Microsoft Office 365, Procore, and Bluebeam
  • Bachelor’s degree in Construction Management, Real Estate, or Urban Planning or related areas
  • Driver's License (Required)

Responsibilities

  • Develop, review and finalize construction documents for entitlement, permitting and construction.
  • Maintain an adopted ownership mindset throughout the design and construction process.
  • Source and contract professional service agreements for design and engineering.
  • Manage schedules, budgets, RFIs, submittmits, permits, and invoices.
  • Coordinate design drawings for procurement of structural steel with Supply Chain Manager.
  • Coordinate subcontractors/vendors; ensure compliance with contract requirements.
  • Communicate weekly project status to stakeholders.
  • Forecast monthly revenue, cost-to-complete, and margin protection and update and review project tracking software.
  • Audit document management services and creation of files for internal communication, and standard operating procedures.
  • Lead all client meetings, progress updates, and contract negotiations.
  • Responsible for project management metrics tracked on weekly basis.
  • Oversee procurement, submittals, subcontractor agreements, and pay apps.
  • Resolve conflicts, proactively manage risk, and escalate when needed.
  • Mentor Jr. PMs and delegate responsibilities effectively.
