About The Position
The Project Manager will be responsible for the entire lifecycle of commercial construction projects, from bidding and pre-construction through project completion and close-out. This role involves managing bids, schedules, budgets, safety, client communication, and administrative duties. The ideal candidate will have a strong background in commercial construction, excellent problem-solving skills, and proficiency in project management software.
Requirements
- Minimum of 5 years of experience in commercial construction
- Construction Science degree or related equivalent degree
- Five years of project management, including all elements of scope, schedule, cost, risk, quality, resources and communications
- Strong problem-solving and analytical skills
- Ability to communicate clearly and concisely, both orally and in writing
- Proficiency in Microsoft Word, PowerPoint, Excel and Project
- Ability to establish collaborative relationships and communications with clients
- Must be willing to travel
- Candidate must live in the local area or be willing to relocate

Responsibilities
- Bid projects through the award stage
- Manage pre-construction activities
- Oversee project construction
- Perform administrative duties
- Conduct site visits

- Obtain necessary bid documents
- Create plan matrix
- Contact subcontractors and bid projects
- Determine project schedules
- Obtain permits and licenses
- Create and manage project budgets
- Discuss safety, job specifics, and lead time on materials with relevant parties
- Communicate with owner and superintendent daily regarding schedule, changes, options, and potential problems/solutions
- Adjust budgets
- Approve bills
- Ensure subcontractor payments are made
- Resolve punch lists
- Pay final subcontractors
- Collect lien waivers
- Provide required documentation for project close-out
