About The Position

Bosun Solutions is hiring on behalf of a mid-tier commercial general contractor serving clients across the Dallas Fort Worth metroplex. This is a confidential search. The client self-performs 5 to 10 ground-up new construction projects a year alongside a high-volume tenant improvement division. They win work through relationships, leading to a diverse project mix. The company has a significant and growing pipeline with ambitions for 2027. They are looking for individuals who will help elevate the company on the operations side and ensure projects are completed to a standard that earns repeat business. The role involves owning one ground-up project at a time from preconstruction through closeout, requiring daily monitoring of contractual obligations, schedule management, client/stakeholder coordination, and budget ownership. The current active project is a 58,000 square foot, two-story building with significant civil development, carrying liquidated damages and contractual obligations that need daily monitoring. This is an in-office role, not a field or remote position, but requires regular site visits. The Project Manager is the client-facing lead, while Superintendents are on-site most of the time.

Requirements

  • Ground up commercial experience is required
  • Entry level: Approximately 2 years of ground up experience
  • Solid working command of submittums, RFIs, change orders, and pay applications
  • Confident reading commercial plans
  • Mid level: Four to five years of ground up experience
  • Plan reading proficiency at the highest level
  • Experience on projects carrying liquidated damages or comparable contractual exposure
  • This role is scoped for someone in the first five years of their project management career
  • Depth of ground up capability matters more than a year count
  • Come from a mid-sized general contractor and are used to owning the whole scope rather than a slice of it
  • Organized to an unusual degree and run your own documentation without prompting
  • Comfortable splitting your week between the office and an active job site
  • Ambitious and early in your climb, with something to prove
  • Accountability, work ethic, honesty, and integrity are simply how you operate

Responsibilities

  • Own one ground-up new construction project at a time, from preconstruction through closeout
  • Daily monitoring of contractual obligations, including liquidated damages exposure
  • Schedule ownership, critical path management, and recovery planning
  • Client, architect, engineer, and municipal coordination
  • Manage submittals, RFIs, change orders, and pay applications
  • Subcontractor buyout, coordination, and performance management
  • Budget ownership, cost tracking, and reporting through project close
  • Maintain complete and current project documentation
