About The Position

Moody Rambin is seeking a Commercial Building Engineer for their Clear Lake Area location. This is a full-time, hourly, non-exempt position that reports to the Property Manager and Chief Engineer. The purpose of this role is to support the Property Management team, Supervisor, and Moody Rambin in sustaining a portfolio of highly satisfied customers while serving as a valued member of a high performing team and company. Requirements

  • A valid driver’s license is required
  • A high school Diploma or GED is required
  • City of Houston 1st Grade Stationary Engineering License (required)
  • Maintenance Electrician License (required)
  • EPA CFC Universal Certification (required)
  • SMT (required)
  • Minimum of 3 of years building engineering experience with commercial real estate
  • Mechanical skills and advanced application skills including Microsoft Office (Word, Excel, and Outlook)
  • Good work ethic, ability to multitask, and prioritize
  • Excellent communication skills (verbal and written)
  • Excellent knowledge of building operations, Building Automation Systems (BAS), and maintenance of HVAC, plumbing, electrical, fire & safety, elevators, security, structural and roof systems, preventative maintenance record keeping
  • Ability to see the big picture, with the intent of strategic focus on items or issues that impact our portfolio and individual properties

Responsibilities

  • Respond to tenant calls (on and offsite) assigned by the management office
  • Provide assistance with month end data regarding, ESR (Engineering Status Reports), meter readings, overtime, expenses, and maintenance checklists in a timely and effective manner
  • Communicate with Property Manager and Chief Engineer on a daily basis to discuss and administrate daily and weekly priority projects and any problems that need attention
  • Perform diagnosis, trouble shooting, and problem solving with various technical systems at the property
  • Knowledge of web-based work order and preventative maintenance systems including closing out work orders on a daily basis
  • Track utilities, perform utility management analyses and provide actionable recommendations
  • Provide overtime HVAC and utility submeter readings for tenant billing
  • Order supplies or equipment from local suppliers as needed, budgeted or instructed by supervisor
  • Understand the Porter and Engineer duties
  • Perform various other functions or projects as directed by the Supervisor
  • Attend monthly training meetings, use engineering brown bag to determine the effectiveness of training program
  • Assist help manage preparation of budgets and perform budget analyses
