About The Position

Parkway is looking for a Commercial Building Engineer to join our team at Central Park Post Oak in Houston. The Building Engineer applies trade skills to perform preventive maintenance and corrective repair of building systems for the safe, efficient, and proper operation of the assigned property. The individual in this role must be capable of completing all tasks as directed by the Chief Engineer, Assistant Chief Engineer, or property management staff with some supervision, assisting when assigned team projects and accepting responsibility for actions and results. General Areas of Responsibility Overseeing and maintaining the efficient operation of mechanical systems, including HVAC, plumbing, and electrical systems, to ensure optimal performance and tenant satisfaction. This role involves conducting routine inspections, performing preventive maintenance, and promptly addressing any malfunctions or repairs needed to sustain building operations. Assisting in the implementation of energy management programs, adhering to safety protocols, and ensuring compliance with relevant codes and regulations. Effective communication with tenants and coordination with other maintenance staff are also essential to address facility issues and support seamless building operations. Ensures prompt response and resolution to facility operational issues, including HVAC to maintain temperatures in accordance with lease agreements, as well as plumbing, electrical, and equipment malfunctions, encompassing all building maintenance concerns. Focus Areas of Responsibilities Ensures compliance with all applicable codes, regulations, governmental agency directives, and Company policies related to building operations and work safety. Maintains a constant state of alertness and operates in a safe manner. Possesses a full understanding of all shift operations and the ability to fulfill work orders. Arranges for subcontractors when required. Performs preventive and operational maintenance programs and practices. Electrical: Possesses through knowledge of electrical systems, circuits, and electrical safety procedures. Capable of troubleshooting short circuits, grounding issues, and single- or three-phase AC circuits. Competent in replacing out-lets, switches, lighting ballasts, circuit breakers, motor control starters, and motors. Assists with the preventive maintenance program for all electrical equipment. HVAC: Has thorough knowledge of heating, ventilating, and air conditioning (HVAC) systems including troubleshooting. Assists with preventive maintenance for all building mechanical equipment such as air handlers, pumps, and variable air volume units. Understands building automation systems (BAS). Responds to HVAC service calls and has basic knowledge of chemical treatments. Performs basic inspections on chillers, and records findings. Replaces belts, motors, bearings, actuators, and valves on all mechanical equipment. Understands pneumatic or direct digital control (DDC) controllers and actuators for proper operation. Life Safety: Possesses a thorough understanding of the property’s life safety systems and all life safety recordkeeping. Identifies and responds to fire alarms and trouble calls, enables, or disables points. Conducts inspections of emergency generator and fire pumps; records results. Makes recommendations for outside service as appropriate. Miscellaneous: Repairs or replaces door closures, hardware, and operators. Adjusts or repairs security systems. Maintains adequate supplies and tools, and orders materials necessary to complete all tasks. Updates job knowledge at an appropriate level by participating in educational opportunities, reading professional publications, growing personal networks, potentially participating in professional organizations. Enhances department and organization reputation by accepting ownership for accomplishing new and different re-quests and exploring opportunities to add value. Assists with other duties as necessary and provides support for the Parkway mission.

Requirements

  • High School diploma or equivalent
  • Minimum of 3 years of experience in the building operation / maintenance field.
  • Ability to understand building and tenant architectural drawings.
  • Knowledge of all equipment types and ages.
  • Client service-oriented attitude
  • Solid ability to use the following tools safely and safely: ladders, lifts, basic hand tools, multimeters, amp probes, anemometers (airflow meter and hood), pressure gauges, drain augers, plungers, safety goggles, ear protection and fire extinguishers.
  • Knowledge of the operation of heavy equipment such as chillers, generators, switchgears, pumps, air handling units, etc.
  • Effective interpersonal and customer service skills to work with customers, co-workers, and outside vendors.
  • Effective time management and personal organization skills; works with a sense of urgency; able to meet deadlines.
  • Solid understanding of computer technology including email systems, mobile smart phones, memos, and spreadsheets.
  • Professional, effective written and verbal communication skills. Requires the ability to read, write and speak English to interact with co-workers and tenants, give and receive direction and complete tasks and work orders.
  • Ability to comprehend, analyze and interpret documents. Capable of defining problems, collecting information, establishing facts, and drawing conclusions at a level appropriate for the position.
  • Ability to add, subtract, multiply and divide common units of measure and apply these concepts to practical situations.
  • Must be available for after-hours and weekend assignments or emergency calls.
  • Maintains a valid driver’s license.
  • Ability to maintain all information with the highest degree of confidentiality.
  • Ability to manage multiple priorities in a fast-paced, deadline-oriented environment.
  • Ability to follow written and oral instructions.

Nice To Haves

  • Universal CFC certification preferred.
  • Systems Maintenance Technician (SMT) and/or Systems Maintenance Administrator (SMA) designations preferred.
  • Maintenance Electrician license preferred.
  • City of Houston Stationary Engineer License (any level) preferred.
