We are a fast-growing surplus recovery business dedicated to helping clients recover mortgage and tax overages across Ohio, Pennsylvania, and New Jersey. Because our industry involves reunited individuals with funds they don't even know they have, our biggest hurdle is overcoming skepticism. We are seeking a high-energy, resilient, and proactive Cold Calling & Lead Generation Virtual Assistant based in South Africa or Latin America (LatAm). In this role, you will be the frontline ambassador for our real estate surplus recovery and foreclosure assistance business. Your primary mission is to turn cold outreach into warm opportunities by building immediate trust, overcoming objections, and securing client agreements. If you are a confident communicator who thrives on high-volume outbound dialing and loves the thrill of uncovering leads, this role is for you.

Requirements

  • Exceptional verbal and written English skills. A neutral or highly clear accent is essential for building immediate rapport with US-based prospects.
  • Proven track record in outbound cold calling, appointment setting, telemarketing, or lead generation.
  • Mastery of objection handling. You must be comfortable building genuine trust in a market where prospects are naturally guarded and defensive.
  • Resilient, confident, and self-motivated. Rejections cannot shake your confidence for the next dial. You must possess a strong willingness to learn, study scripts, and train intensively during your first week.
  • Highly organized with sharp attention to detail and a strict adherence to timing and schedule structure.
  • A high-quality headset with a noise-canceling microphone.
  • A quiet, distraction-free remote working environment.
  • A reliable, high-speed internet connection with operational backup power (UPS/generator) to guarantee consistent uptime.

Nice To Haves

  • Prior experience or a basic understanding of real estate, mortgages, or the foreclosure process is a major plus.
  • Prior experience or familiarity with Go High Level (GHL) platforms is highly beneficial.

Responsibilities

  • Spend the first 1.5 to 2 days of the week focused heavily on list building and data gathering. Research prospects, compile target lists based on specific niche criteria, and utilize skip tracing tools to find accurate contact details.
  • Conduct 50 to 100 outbound cold calls per day (minimum 400 to 600 calls per week) to individuals entitled to mortgage/tax overages or going through the foreclosure process. Confidently navigate initial skepticism; effectively articulate our value proposition to transform a "scam suspicion" into a trusting partnership. Secure client agreements and successfully move prospects into the intake pipeline.
  • Nurture leads across multiple channels, including phone, text message (utilizing an A2P approved system), and email. Maintain meticulous, real-time records in the CRM, ensuring all prospect interactions, statuses, and follow-up tasks are accurately logged. Manage and optimize the sales pipeline to ensure no lead falls through the cracks.
  • Coordinate direct mail campaigns and execute timely follow-up calls immediately after mailers land. Provide general administrative support to the business owner to streamline daily operations.
