About The Position

The Closer plays a critical role in ensuring loan transactions are accurate, compliant, and ready for closing and funding. This position is responsible for reviewing loan files, verifying that all underwriting conditions have been satisfied, coordinating with internal teams and settlement partners, and preparing loans for a successful closing. The ideal candidate thrives in a fast-paced environment, demonstrates strong attention to detail, and is committed to ensuring an exceptional borrower experience while meeting all compliance requirements.

Requirements

  • Demonstrate a working knowledge of FHLMC and/or FNMA and FHA/VA guidelines and private mortgage requirements.
  • Stay current on the requirements of state housing finance agency programs, including IHCDA, OHFA, MSDHA, and KYHC.
  • Ability to read, write, and communicate at a level consistent with the requirements of this position, including legal documents and to non-technical staff.
  • Ability to clearly organize information, understand relevant laws, identify and fix any financial discrepancies that may arise, and perform mathematical equations accurately.
  • Ability to learn and support new systems and applications and use critical thinking to make good decisions and meet deadlines.
  • Demonstrated ability to handle multiple projects and details simultaneously; holds self to a high level of quality.
  • Must be self-motivated and enthusiastic to obtain personal and company goals.
  • Ability to stay organized to easily retrieve information and documents as needed.
  • Flexibility to adapt to peak periods of heavy workload and pressure.

Nice To Haves

  • Bachelor’s degree in related field, preferred.
  • Minimum of three years’ overall mortgage lending experience, preferred.
  • Experience with Encompass software, preferred.

Responsibilities

  • Ensures an “investment” quality loan through complete and thorough analysis and review of all closing documentation.
  • Will work within guidelines set by the lender and other standard, state and federal guidelines by FNMA, FHLMAC, FHA, VA and USDA to ensure all documents are correct and all terms of the loan are met.
  • Review loan files to verify that all closing conditions and underwriting requirements have been satisfied prior to closing and funding.
  • Confirm accuracy of title commitments, vesting, legal descriptions, homeowner's insurance, flood determinations, tax information, and other required closing documentation.
  • Prepare, review, and coordinate closing packages to ensure compliance with company, investor, and regulatory guidelines.
  • Identify and resolve documentation, compliance, or funding issues by collaborating with loan officers, processors, underwriters, title companies, settlement agents, and other parties involved in the transaction.
  • Exercise sound judgment when reviewing loan files, escalating exceptions, discrepancies, or potential risks as appropriate.
  • Communicate effectively with borrowers, internal teams, and external partners to facilitate smooth and timely closings.
  • Assist with the training of new closing team members as needed.
  • Maintain accurate loan records and ensure all documentation is completed, received, and properly retained.
  • Uphold a professional image and conduct that reflects the company's values, policies, and commitment to customer service.
  • Maintain a high level of confidentiality and security when handling borrower information, company records, and sensitive documentation.
  • Perform other duties and special projects as assigned.
