This position is responsible for the coordination of loan closings and the preparation of closing packages, including the issuance of funds. The Closer will manage the pipeline for loans that are cleared-to-close and ready for closing documents to be prepared, oversee Docs Out to confirm loans closed and when the package will be returned, and closely examine all information pertaining to fees, rates, property information, vesting, etc. in the loan file to ensure accuracy prior to drawing documents. The role involves verifying Fee Sheets and Doc Order requests, looking over all third-party invoices confirming they match those fees displayed on the final CD, and reviewing FraudGaurd for any MERS updated information and third-party alerts. If new third parties are entered into the LOS, FraudGuard must be rerun. The Closer will check the title report for correct endorsements and approved items, and to verify that the Borrower and property are correct. They will complete all required worksheets and checklists, including the closing checklist, and conduct compliance review of the CD and Compliance Ease, validating that the loan passes all federal and state rules. The role also includes verifying pricing is in compliance with Plaza’s closing manual, preparing all closing documents and funding figures, and sending them to the Settlement Agent. Additionally, the Closer will notify appropriate parties when documents are ready, validate the estimated CD for all compliance requirements (if applicable), run a ‘tape’ to verify that the wire is correct and the loan balances, and double-check all feeds for accuracy. They will review final funding conditions provided to determine if requirements are met and either sign off or recondition if not satisfactory. When all conditions are met and the Settlement Agent is ready to fund, the Closer will update conditions, check fees for accuracy, and request the wire in the system. They will confirm loans closed and funded with the Settlement Agent, ensure that proper fees are collected, and that funding figures are calculated correctly. Post-closing and indexing of closing packages are also part of the role, including reviewing the final CD for all compliance requirements and rerunning the compliance test if fees change. The Closer will assess the file for completeness and accuracy to ensure compliance with government and company requirements, perform related duties as directed by Manager and/or Assistant Vice President, help the Assistant Vice President and Underwriting as required, and ensure all loans close and fund in adherence to all Plaza’s Policy & procedures, and are in compliance with all state and federal regulations. Examining other closers’ loan documents and fund files as needed, and performing other duties as assigned are also expected.
