About The Position

Aston Carter is seeking a Client Engagement Manager for a permanent position based in San Francisco, CA. This role focuses on leasing and revenue generation, requiring a self-starter who can build a book of business from scratch. The ideal candidate will be comfortable in a "hunter" role, creatively unlocking value in non-traditional ways, and be highly driven, accountable, and results-oriented. The position involves prospecting, sourcing, and developing relationships with tenants across various property types, managing a pipeline of leasing opportunities, and driving deals from initial outreach through lease execution. The role also includes business development, market positioning, portfolio and strategy support, and cross-functional collaboration with internal and external teams. A basic understanding of zoning, land use, or entitlement considerations is beneficial, as is experience working with developers or owner-operator portfolios.

Responsibilities

  • Prospect, source, and develop relationships with tenants across office, industrial, retail, and flexible-use spaces.
  • Build and actively manage a pipeline of qualified leasing opportunities.
  • Drive deals from initial outreach through LOI negotiation and lease execution.
  • Consistently generate new business through outbound efforts, networking, and creative sourcing strategies.
  • Develop and pitch innovative leasing structures to activate vacant spaces and land.
  • Identify target tenants, industry verticals, and demand drivers to focus leasing efforts.
  • Track market trends, competing properties, and tenant requirements to refine strategy.
  • Prepare leasing materials, presentations, and deal analysis to win business.
  • Partner with leadership to position and maximize revenue across underutilized assets.
  • Contribute ideas on pricing, tenant mix, and go-to-market strategy.
  • Work with internal teams (legal, finance, property management) to execute transactions smoothly.
  • Coordinate with external brokers where needed to expand reach.
  • Support leasing strategy with basic understanding of zoning, land use, or entitlement considerations.
  • Collaborate with development teams when leasing intersects with project approvals or site planning.
